Civil 3D / Site Grading Designer Needed for Luxury Hillside Home (Concept Design)

Summary

I'm looking for a highly creative Civil 3D / site grading designer to help optimize a steep hillside lot for a custom luxury home. This is NOT a permitting or engineering stamp project. I already have a topographic survey and will hire a local engineer later to finalize and stamp the plans. Right now I'm looking for someone who enjoys solving challenging terrain and grading problems. About the Project The lot has incredible mountain and valley views, and my goal is to position the home near the top of the property where the terrain begins to flatten. To accomplish this, we need to gain approximately 45–55 feet of elevation from the street to the desired building pad. There is approximately 300–350 feet of potential driveway length, but there are many possible ways to reach the building area. I'm looking for someone who can think creatively and help determine the best overall site layout—not simply draw a driveway. Attached Files I've attached: A topographic survey (PDF) Multiple photos of the lot and neighboring properties The topographic survey should be used as the basis for developing grading concepts, driveway alignments, retaining wall layouts, and building pad locations. The photos are included to provide context about the terrain, the neighborhood, and how similar hillside lots have been developed. Please disregard any existing dirt paths or temporary construction access roads shown in the photos. Those paths were created by neighboring contractors to move heavy equipment and are not intended to represent the future driveway alignment. The driveway should be designed based on the topography and overall site goals—not the temporary access routes shown in the photos. I also have the original DWG survey file and can provide it to shortlisted candidates after our initial discussion. Project Goals The objective is to maximize the finished property's value and functionality—not simply minimize grading costs. I'm not looking for someone who automatically tries to eliminate retaining walls. Large retaining walls are common throughout this neighborhood, and I fully expect this project to require significant retaining walls where they create meaningful value. For example, I'm willing to invest in retaining walls if they allow us to: Position the home at the ideal elevation Create a large, usable backyard Improve the pool and outdoor living area Maximize views Improve the overall functionality of the property If spending more on grading or retaining walls results in a substantially better finished property, I want those ideas explored. Scope I'd like help evaluating multiple concepts, including: Driveway alignments Building pad locations and elevations Retaining wall strategies Cut vs. fill approaches Earthwork optimization Backyard and outdoor living space optimization Overall site functionality I'm looking for someone who enjoys solving these types of design challenges and is willing to explore multiple ideas before settling on the best solution. I don't expect you to simply execute my ideas. I'm looking for someone who enjoys collaborating, challenging assumptions, and proposing creative solutions that I may not have considered. Deliverables Depending on your workflow, deliverables may include: Civil 3D grading model 3D terrain visualization Driveway concepts Building pad concepts Retaining wall concepts Approximate cut/fill calculations Notes explaining the reasoning behind each concept This will be an iterative process, and I'd like to work together through multiple revisions to develop the best overall site plan.
