Project Use / code: Church fellowship hall addition — Group A-3 assembly, 2021 IBC. Addition: ~1,727 SF, single-story, 82'-3" × 21', off the back of the existing building. Construction: wood-framed walls + fiber-cement siding, slab-on-grade, asphalt-shingle roof extension tying into the existing roof. Simple, conventional framing. Site: ~1.69 acres (corner lot). Existing church (~3,460 SF, wood frame + brick) and existing parking remain. Scope Structural Foundation / slab design, wood wall + roof framing, lateral/shear, connection details. Sealed structural drawings + calculations, permit-ready for City of Houston. What we'll provide Architectural floor plan + site plan (PDF). Boundary/topographic survey. Prior engineer's civil set (cover, survey, grading/drainage, SWPPP, details) as reference. Geotechnical report for the foundation design. Building specs and any info you need on existing conditions. Deliverables: PDF + CAD (DWG), and calculations. This may include reasonable revisions to clear City review comments. Also, they need the following civil work if we can do it Civil work needed: Site grading, drainage, detention design for the net-new impervious area of the addition (no whole-site re-detention; redevelopment credit does not apply since nothing is removed). SWPPP and storm/utility tie-ins to existing. Sealed civil drawings + calculations, permit-ready for City of Houston (IDM Ch. 9).
