Commercial Construction Preconstruction & Proposal Consultant (Freelance)

Hello, My name is Angel Castro, and I am the Owner of 1000 Lions Construction Advisory Inc., a commercial interior General Contractor based in Toronto, Ontario. I am looking for an experienced Commercial Construction Preconstruction & Proposal Consultant to work alongside me on a project-by-project basis. This is not an estimating position. I already have an estimator and trusted trade partners providing pricing. I'm looking for someone who can act as an extension of our preconstruction team by reviewing our work, identifying risks, organizing all project information, and producing professional bid submissions that reflect the quality and professionalism of an established commercial General Contractor. What you'll receive from us For each project, we will provide: - Architectural, Structural, Mechanical & Electrical drawings - Specifications - Addenda - Estimator take-offs - Subcontractor quotations - RFIs and consultant responses - Bid forms - Tender requirements - Company branding - Your responsibilities - Preconstruction Review - Review our complete tender package before submission. This includes: - Reviewing drawings and specifications. - Reviewing estimator pricing. - Reviewing subcontractor quotations. - Identifying missing scope or gaps. - Reviewing RFIs and recommending additional clarifications. - Reviewing inclusions, exclusions and assumptions. - Identifying project risks and long-lead items. - Reviewing tender requirements and contract documents. - Helping develop the overall bid strategy. Proposal Development - Using the information provided, prepare a polished client-ready submission, including: - Professional proposal document. - Scope of work. - Pricing summaries. - Qualifications. - Assumptions. - Exclusions. - Clarifications. - General conditions. - Executive summary. - Bid forms. - Complete tender package assembly. Quality Control Before submission, perform a complete review to ensure: Pricing is consistent. - Subcontractor scopes align with our proposal. - RFIs have been incorporated. - Required forms are complete. - Addenda have been acknowledged. - Proposal is organized and submission-ready. Presentation One of the primary goals of this role is to ensure every proposal leaving our office looks professional, organized, and comparable to submissions produced by large commercial General Contractors. Strong document presentation is extremely important to us. Ideal Experience I'm looking for someone with experience working for a Commercial General Contractor in Canada, particularly within: - Commercial Interiors - Retail - Restaurants - Office Fit-outs - Healthcare - Institutional Construction Experience in Preconstruction, Estimating, Proposal Management, Bid Coordination, Pursuits, or Project Coordination is highly preferred. Please include examples of commercial construction proposals or tender submissions you have prepared, along with a brief summary of your experience supporting General Contractors.
