Project Overview I am looking for a talented architecture student, recent graduate, retired architect, or architectural designer to develop a professional concept package for a custom residence that will eventually be engineered and permitted by a licensed architect. This is a concept design and visualization project, not a construction document set. The goal is to create a timeless home that combines the elegance of an Italian villa, a French orangery, and a steel-and-glass conservatory while remaining practical and economical to construct. Idea Origin The concept was inspired during a dinner at a restaurant housed in a beautifully converted commercial building. The soaring ceilings, open structure and expansive interior created an unforgettable atmosphere. The vision is to bring that same sense of scale, light, and openness into a home - combining the best of commercial construction with the comfort and warmth of residential living. Project Location Grayson County, Texas (outside city limits) Flat rural property Residential use Design Style The home should feel as though it belongs on a European estate rather than a typical Texas residence. Influences include: French orangeries Italian villas English conservatories Interior Palm Trees Boutique hotels Garden architecture Traditional proportions with modern simplicity The design should emphasize symmetry, natural light, and indoor/outdoor living. Overall Building Goals 1 story Total building size Building Size approximately 8,000 square feet -5,000 square feet interior HVAC space -1,500 square feet covered patios across North and South facade Exposed steel structural trusses for the central conservatory portion of the building Open, dramatic interior spaces Large doorways and windows Exceptional natural lighting Elegant but buildable A commercial building with simple structural geometry to reduce cost Exterior Design Desired characteristics include: Limestone inspired, stucco, brick, porcelain cladding, or similar economical alternatives are acceptable Cast stone, GFRC design elements Steel conservatory elements Large French doors Traditional European proportions Commercial roof lines hidden by the building facade Landscaping integrated into the architecture The home should appear luxurious without relying on excessive ornamentation. Covered patio space spanning across the front and back of building Interior Design Direction The interior should feel warm, timeless, and sophisticated. Characteristics: Tall ceilings throughout Old World European influence Natural stone flooring Large windows and doors Open sight lines Abundant natural light Indoor plants and conservatory atmosphere Major Spaces Central Great Room / Conservatory The heart of the home should be one large space with double ceiling heights that combines: Entry, Conservatory, Great room, Gathering area, piano area, This space should feel dramatic and filled with light while maintaining comfortable proportions for everyday living. East Wing Primary Suite, Kitchen, Utility Spaces Exterior covered porte-cochere -Primary Suite - Spacious bedroom, Large bathroom, One oversized walk-in closet, Direct access to outdoor living spaces -Kitchen - Open to the main living areas with Large island, Walk-in pantry, Entertaining capability, scullery, -Utility Spaces - Laundry/mudroom with shower, Mechanical/storage space -Exterior access to Two-car carport/porte-chocere West Wing Two secondary bedrooms with one doubling as a study Private closets, En suite Bathrooms, central TV/family area Ceiling Heights General design direction: Secondary spaces approximately 14-16 foot ceilings Dramatic volume in the conservatory/great room up to 24 foot walls with 30 foot ceiling height Use height changes from East wing to central wing to west wing to create visual interest Deliverables Please provide: 1. Dimensioned Floor Plan Room names Approximate dimensions Square footage 2. Exterior Elevations North (front) South (rear) East (porte-cochere) West (entrance to family, spare bedrooms) 3. Roof Plan Simple and understandable. 4. 3D Model Preferred: SketchUp Also acceptable: Revit AutoCAD with 3D capability 5. Photorealistic Renderings Provide multiple high-quality renderings including: Front exterior Rear exterior Aerial perspective Evening view Great room/conservatory interior Kitchen Primary suite What I’m Looking For Someone with: Strong architectural composition skills Experience producing attractive renderings Good communication Ability to accept revisions Appreciation for classical European architecture interpreted in a modern way Budget & Working Style I prefer working collaboratively and will provide sketches, inspiration images, and continuous feedback throughout the project. The initial objective is to produce an exceptional concept package that can later be refined into a complete architectural and engineering set for construction.
