Commercial Mechanical Project Manager – One-Time Project

We are seeking an experienced Mechanical/HVAC Project Manager to manage a one-time commercial mechanical project from preconstruction through completion. This is not a fully remote position. The selected contractor must live within commuting distance of the project site and be available to visit the site regularly as needed for coordination, meetings, inspections, progress reviews, and project closeout. Responsibilities Review the project scope, proposal, drawings, specifications, and existing documentation. Develop and maintain the project schedule. Coordinate subcontractors, technicians, vendors, equipment deliveries, and site access. Confirm all required materials and equipment are ordered and available before mobilization. Conduct regular follow-ups with subcontractors and vendors. Visit the project site as required to verify progress and resolve field issues. Communicate project status, schedule changes, risks, and outstanding items. Track labor, material costs, change orders, and project progress. Attend virtual and in-person project meetings. Maintain project documentation, including submittals, RFIs, meeting notes, photographs, and completion records. Identify potential delays or scope gaps before they affect the project. Manage startup, testing, punch-list completion, and project closeout. Provide concise written progress updates throughout the project. Required Experience Commercial HVAC, mechanical construction, plumbing, or building systems project management experience. Strong understanding of HVAC equipment, piping, ductwork, controls, electrical coordination, and mechanical installations. Experience managing subcontractors and coordinating field schedules. Ability to read mechanical drawings, specifications, proposals, and equipment submittals. Strong written communication and documentation skills. Ability to work independently and consistently close the loop on assigned items. Proficiency with Microsoft Outlook, Teams, Excel, and project management software. Valid driver’s license and reliable transportation. Ability to commute to the project site on a regular basis. Preferred Qualifications Five or more years of commercial mechanical project management experience. Experience with equipment replacements, HVAC retrofits, central plants, rooftop equipment, or mechanical renovations. Familiarity with permitting, inspections, startup, commissioning, and project closeout. Located within approximately 50 min of the project site.
