We are looking for a relentless, hungry, and highly aggressive Sales Specialist / Closer who wants to step into a Business Development partner role under a high-incentive, performance-driven structure. This job post is explicitly set as a Fixed-Price Contract because we do not pay flat hourly rates for passive tracking. We look for elite closers who back their ability to drive revenue and want to build a compounding monthly income stream. This is not a passive role where you wait around for warm leads. While we have an advanced outbound email tech stack feeding the pipeline, you will be a true hunter. You will be expected to build an active strategy to poach listings away from slow legacy competitors, track down underperforming operators in the market, work social media channels, and open up entirely new customer acquisition lines. Core Responsibilities Multi-Channel Cold Acquisition: Actively hunt down underperforming vacation rentals in the Smoky Mountains. Source and close deals through independent channels, including social media, direct tracking, and targeted poaching from competing legacy firms. Funnel Management: Take complete ownership of the acquisition funnel, managing both inbound warm responses from our automated data infrastructure and your own self-generated opportunities. Strategic Discovery & Audits: Conduct sharp, diagnostic discovery calls with property owners. Coordinate with our internal research team to deploy high-converting "Revenue Performance Audits" that expose exactly where an owner’s current management firm is leaving money on the table. Contract Acquisition: Confidently pitch TruePMG’s management solutions, framing our zero-markup model and dynamic yield engines as the ultimate upgrade for an investor's bottom line. Account Defense: Step in strategically to re-engage, re-sign, or upgrade existing month-to-month or endangered accounts within the active portfolio. What We Are Looking For (Strategy & Execution) The "Hunter" Mindset: You are aggressive, thick-skinned, and highly competitive. You look at market disruption as an invitation to go win market share. Strategic Autonomy: We don't need someone who requires a step-by-step script or daily micromanagement. We need someone who can assess a competitor's weakness, build a positioning strategy, and go close the deal. High-Ticket Sales Persuasion: Proven background navigating high-ticket sales or real estate conversations over the phone. You know how to build trust quickly and carry high-level authority with sophisticated investors who hold large mortgages. Human-First Communicator: Absolutely no robotic pitches or generic templates. You must sound like a strategic peer, commanding confidence while making owners feel secure that their largest physical assets are in trusted hands. Compensation Structure (Uncapped Earning Potential) This structure is built to protect company cash flow while deeply rewarding pure execution. It turns a true closer into a long-term partner in our portfolio’s health. Upfront "Hunter" Closing Bonuses (Paid as Fixed Milestones): Bonuses are triggered immediately upon contract execution and listing launch, scaling based on the annualized gross revenue potential of the property asset you bring in. Uncapped Portfolio Residuals: You earn a recurring monthly percentage of TruePMG’s collected net management fees for the entire lifespan of the property contract. As long as the owner stays, your recurring income compounds month-over-month. Operational Support Note: Your time remains entirely freed up to sell. The exact second a contract is executed, our dedicated Operations Manager completely takes over onboarding, vendor coordination, and listing setup.
