Job Description I am looking for a talented spatial designer or interior architect to help prototype a custom single-family modern estate before I hand the project off to a local structural engineer in Texas for final stamps and permitting. I want a clean, high-end contemporary home with serious indoor and outdoor character. The house needs to feel timeless. I want to avoid the stark, sterile, hyper-trendy look and focus on warm textures, clean lines, and natural materials that hold up over time. You will be designing across two distinct variations using the exact same room requirements: Canvas A (Site-Specific / Sloped Lot): Utilizing a 3D topographic survey file I will provide. The design needs to work with an engineered solution using a 3 to 4 foot elevated concrete slab to level out the foundation without needing expensive commercial retaining walls. Canvas B (Generic / Flat Lot): The same structural design optimized for a perfectly flat, unrestricted 0.6 to 1 acre parcel. The Non-Negotiables: No Massive Open Concept: I do not want a massive, single open floor plan. The house needs to reveal itself as you take a tour. It should feel like a house that keeps giving, where distinct spaces unfold naturally and purposefully. Key Spaces to Include: A hidden scullery (prep kitchen) behind the main kitchen, a dedicated executive home office, a side-entry or hidden motor court, and a primary suite with direct outdoor pool access. No Bland Walls: There should be no massive, empty drywall spaces. Every wall must have character and be utilized aesthetically. I am looking for integrated millwork, architectural textures, art niches, or material wrap-arounds that make every surface intentional. US Trade Buildability: You must design using US Imperial measurements. The design has to be framed conceptually for standard US timber stick framing. The local trade crews executing this build in Texas and Oklahoma must be able to build this using regional, standard supply chains without requiring complex commercial steel engineering. The HOA Material Balance & Accents: The home must comply with strict neighborhood guidelines requiring a maximum of 85% stucco, smooth stone, or masonry cladding. I want a glass-forward modern house that smartly plays within those boundaries. We are highly open to exterior siding materials and architectural accents for the remaining 15% to add warmth, contrast, and character. Indoor and Outdoor Continuity: The main living spaces must feature massive pocketing glass doors that open completely to an outdoor pavilion. This outdoor footprint must include a covered lounge, an outdoor kitchen, a custom pool with integrated water play areas (like a rain shower/mini water fall), and a clear line of sight to a flat, multi-use green space that can serve as a playground, quiet retreat space and an entertainiment space. Deliverables: Phase 1: 2D Space Planning & Floor Plans (Both Canvases) showing the layout flow, room reveals, and garage orientation. Phase 2: 3D External Massing & Elevations (Both Canvases) balancing the stucco, stone, siding accents, and glass. Phase 3: Interior Spatial Concept & Photorealistic Renderings of the main living areas, focusing on wall utility and the transitions between rooms. Qualifications: Strong portfolio of clean, high-end modern residential work. Background in Interior Architecture or Spatial Design. Proficiency in SketchUp, Revit, Rhino, Lumion, or equivalent. Fluent English.
