WATERFRONT GUEST SUITE / ADDITION CONCEPT Existing Property • Elevated waterfront stilt home in New Port Richey, Florida. • Existing house is 2 store house approximately 1.5 stories above grade. • Addition would be located on the north side of the existing structure. • Goal is to create a connected but semi-independent living space for family, guests, aging parents, or future flexible use. Size Target • Approximately 800–1,000 square feet of conditioned living space. • Elevated to match the finished first floor height of the existing home. • Parking and covered access below. Program Requirements Primary Bedroom Suite • One large bedroom with closet. • Space for king-size bed and additional furniture. • Direct access to full bathroom. Full Bathroom • One full bathroom with walk-in shower between bedroom and living area. • Optional double vanity. • Optional washer/dryer in bathroom or bedroom Additional Half Bath • One powder room (1/2 bath) located on the east side of the addition. • Accessible from the main living area for guests. Large Utility / Storage Room • Dedicated utility and storage room adjacent to the half bath on the east side. • Large enough for: o Household storage o Seasonal decorations o Luggage o Cleaning supplies o Bulk pantry items o Mechanical equipment if needed o Battery backup on bottom • Consider built-in shelving and cabinetry. Living Area • Large open-concept living room. • Designed to maximize water views. • Comfortable for entertaining and extended stays. • Place for TV on wall • Large slider opening to rest of house Kitchen • Full kitchen or large kitchenette. • Refrigerator. • Dishwasher. • Sink. • Cooktop/stovetop. • Microwave. • Significant cabinet storage. • Large island preferred that can act as work area/bar Connection to Existing House • Covered Screened breezeway or screened outdoor living area connecting the existing home and addition. • This space should function as an outdoor room and gathering area. • Maintain views and airflow while providing insect protection. • Outdoor shower with some privacy Access & Circulation Covered Staircase • New secondary staircase connecting ground-level parking to the elevated living space. • Stairway should be fully covered from weather. Outdoor Residential Lift / Elevator • Lift adjacent to staircase for accessibility and transporting groceries, luggage, and supplies. Covered Access • Ability to park underneath and enter the staircase or lift without exposure to rain. Parking & Ground Level • Open parking beneath existing and/or new structure. • Covered parking preferred. • Additional storage opportunities below the structure are encouraged. Roof & Solar • Roof pitched toward the south for maximum solar production. • Large uninterrupted roof plane suitable for solar panels. • Solar array positioned on the roof area furthest from the existing house to minimize shading. • Design should consider future expansion of solar capacity. Design Goals • Coastal Florida architecture. • Elevated construction appropriate for waterfront and flood-zone requirements. • Bright, airy, and connected to the outdoors. • Maximize water views and natural light. • Blend seamlessly with the existing home. • Create a balance between privacy and connection. • Emphasize covered outdoor living and weather-protected circulation. Requested Deliverables 1. 2 concept options. 2. Preliminary floor plans. 3. 3D renderings showing connection to the existing house. 4. Concepts for screened breezeway, staircase, lift, covered parking, and solar roof. 5. Recommendations for maximizing views, solar exposure, storage, and future flexibility.
