Construction Estimator — Fast Turnaround, Residential Remodel (Photos/Field Measurements)

Job description: We're a Utah-based residential construction and remodeling company looking for a skilled construction estimator who can turn around accurate estimates quickly and consistently. This can grow into steady, ongoing work for the right person. Here's the important part, so please read before applying: most of our jobs do NOT come with a full set of construction plans. You'll usually be working from photos, on-site measurements, sometimes video walkthroughs, and a written scope of work. We need someone who's comfortable producing a reliable takeoff and priced estimate from that kind of real-world field information — not just from a clean architectural set. What you'll do: -- Produce material and labor takeoffs from photos, measurements, videos, and scope notes -- Build clear, itemized estimates (line items by cost code / trade, with quantities, unit costs, and totals) -- Turn estimates around fast — often within 24–48 hours of receiving the info. -- Ask smart clarifying questions up front so we're not going back and forth for days. -- Flag scope gaps, exclusions, and assumptions clearly on every estimate Typical projects: kitchen and bath remodels, basement finishes, full-home renovations, tenant improvements, and ground-up single-family/small residential. Requirements: -- Proven residential construction estimating experience (please describe your background). -- Ability to estimate from incomplete information — photos and field measurements rather than full plans. -- Strong grasp of current material and labor pricing (U.S./Utah market a plus). -- Organized, itemized output we can hand to clients or use internally -- Reliable, responsive communication and genuinely fast turnaround Nice to have: -- Experience with JobTread (we'd like to use it, but it's not a hard requirement — we're open to your workflow if your output is clean) -- Familiarity with other estimating tools (Buildertrend, PlanSwift, STACK, Excel-based systems, etc.) -- Ability to do quick takeoffs from digital photos/measurements without a site visit To apply, please: -- Start your reply with the word "BLUEPRINT" so we know you read the full post. -- Briefly describe your estimating experience and the types of residential projects you've priced. -- Tell us your typical turnaround time and how you prefer to be paid (per estimate vs. hourly). -- Confirm whether you've used JobTread, and if not, what you use instead. -- Attach or link a sample estimate (redact client info) so we can see your format.
