Summary

Position Overview We are looking for a highly analytical Contract Financial Auditor to review our company and property-level financials, identify bookkeeping errors, uncover unnecessary expenses, and find areas where the company is losing money. We already have an internal accounting system that categorizes revenue and expenses by property and expense category. The primary goal of this role is not to rebuild our accounting process, but to audit the existing data, verify its accuracy, investigate anomalies, and identify opportunities to improve profitability. You will work closely with Ferdi and our accounting team to validate anything questionable before conclusions or changes are made. Key Responsibilities 1. Audit Bookkeeping Accuracy » Review transactions across properties and expense categories. » Identify incorrect classifications, duplicates, missing transactions, unusual amounts, or other bookkeeping anomalies. » Create a clear list of questionable transactions for Ferdi/accounting to verify. » Re-review corrected or verified items to ensure the books are accurate. » Look for patterns of recurring bookkeeping errors rather than only correcting individual transactions. 2. Identify Financial Leaks » Analyze expenses to determine where we may be spending unnecessarily. » Flag unusually high expenses by property, vendor, category, or time period. » Investigate recurring expenses that appear excessive or unnecessary. » Look for duplicate services, subscriptions, outdated software, unused tools, or vendors that may no longer provide sufficient value. » Identify expenses that have gradually increased without a clear reason. 3. Property & Owner Profitability Analysis » Review profitability at the individual property and owner/client level. » Identify properties or management clients where our costs may exceed or significantly reduce our management revenue. » Investigate why specific properties or owners are less profitable. » Break down cleaning, maintenance, refunds, labor, software, contractor, and other costs where relevant. » Flag clients/properties that may require pricing changes, operational changes, renegotiation, or potentially termination. 4. Vendor & Expense Analysis » Compare spending across vendors and contractors. » Identify vendors that appear unusually expensive. » Find categories where spending is materially higher than expected. » Recommend expenses that could potentially be renegotiated, consolidated, replaced, or eliminated. 5. Investigate Anomalies We don't just want someone who reports that a number looks strange. We want someone who asks: “Why is this happening, and is there money being lost here?” For significant anomalies, you should trace the numbers back to the underlying transactions, work with Ferdi to verify the accounting, and determine the actual business reason behind the difference. Expected Deliverables The auditor should maintain a prioritized list of findings including: » Issue / anomaly identified » Property, owner, vendor, or expense category affected » Dollar amount involved » Whether the bookkeeping has been verified » Likely cause » Estimated monthly/annual financial impact » Recommended action » Status / resolution Findings should be prioritized by financial impact, so the team spends time fixing $10,000 problems before $100 problems. What We're Looking For » Strong accounting and financial-analysis background. » Experience auditing bookkeeping or reviewing company financials. » Extremely detail-oriented and comfortable investigating discrepancies. » Strong Excel/Google Sheets and financial-data skills. » Ability to understand property-level P&Ls and profitability. » Comfortable questioning numbers rather than assuming the books are correct. » Able to work independently and proactively investigate issues. » Strong business judgment — this role is about finding money, not simply producing reports. Experience with property management, short-term rentals, hospitality, or multi-location businesses is a major plus. Success in This Role Success will primarily be measured by: 1. Accuracy: How many bookkeeping errors and financial discrepancies are identified and resolved. 2. Savings: How much unnecessary spending is identified and eliminated. 3. Profitability: How much additional profit is created by identifying underperforming properties, clients, vendors, or expense categories. 4. Root-Cause Analysis: Whether recurring financial problems are permanently addressed rather than simply reported. Ultimately, we want this person to become a second set of eyes on every dollar moving through the business and continuously answer: Where are we losing money, why are we losing it, and what should we do about it? Position Structure Type: Independent Contractor Initial Focus: Full financial/bookkeeping audit and identification of the highest-impact financial leaks Ongoing Opportunity: Continued periodic auditing and profitability analysis based on performance This is a strong fit for someone who enjoys digging through financial data, finding things other people missed, and being able to directly quantify the value of their work.
