Create Conceptual Retail Site Plan for Neighborhood Convenience Center Development

I am seeking a freelancer to prepare a conceptual retail site plan for a commercial parcel located in Bartlett, Tennessee. This is a preliminary feasibility study only and is not intended to be an engineered or permit-ready design. The objective is to determine whether a neighborhood convenience center can be reasonably accommodated on the site while maximizing usability and parking. The site is being evaluated for concepts such as: Approximately 8,000 SF hardware anchor (Ace Hardware prototype) Neighborhood market or specialty grocer Small complementary retail suites I will provide: Survey and plat information Parcel dimensions and aerial imagery Zoning information Traffic and demographic information Existing access and site constraint information Deliverables should include: Existing conditions and constraints exhibit One to three conceptual site layouts Preliminary building footprints Preliminary parking counts and layout Vehicle circulation and service/truck access concepts Conceptual ingress/egress recommendations Presentation-quality PDF suitable for retailer outreach and feasibility discussions This assignment does NOT require: Construction drawings Utility design Stormwater calculations Grading plans Permit documents Signed or sealed engineering plans Please provide examples of previous commercial site plans, retail center layouts, pad site concepts, or other similar feasibility studies. Preference will be given to candidates with experience in commercial retail site planning, parking studies, and conceptual land planning.
