DFC Real Estate Excel Model

I have an existing Excel financial model for a residential real estate residential development (build-to-sell), and I need an experienced real estate financial modeling professional to conduct a full technical review, fix known issues, implement requested changes, and improve the model going forward. Scope of work: 1) Full audit of the model's formulas and logic — not just checking outputs, but tracing how cells and sheets are actually connected (Inputs, Revenue, Sales Calendar, P&L, Cash Flow, Debt & Equity, Taxes, Output, etc.), both at the monthly and annual levels. 2) Fix identified errors. 3) Certify that all key economic/return metrics are correctly calculated according to standard real estate underwriting practice: Total Investment, Project Yield on Cost, Equity Multiple, Project IRR, Investor IRR, DSCR, Leverage, VAT/tax treatment, etc. 4) Propose improvements to make the model more robust, transparent, and easier to audit (error-checking cells, clearer labeling, consistent formula logic across monthly/annual tabs). 5) Automate the model as much as possible — reduce manual inputs/overrides, add dynamic checks, and streamline recurring calculations so it can be reused efficiently across future deals with minimal rework. Requirements: 1) Proven, demonstrable experience building and auditing real estate investment financial models — specifically residential development (build-to-sell) projects, not just income-producing/stabilized asset models. 2) Strong command of Excel financial modeling best practices: dynamic formulas, IRR/XIRR mechanics, debt sizing and DSCR calculations, waterfalls/promote structures, VAT and tax modeling, sources & uses. 3) Ability to read and troubleshoot a large, multi-tab, formula-heavy model (30+ sheets, monthly and annual granularity) without breaking existing structure.
