Data Center Feasibility Analyst & Financial Modeler (Real Estate & Infrastructure)

We are looking for an experienced **Data Center Business Analyst / Financial Consultant** to conduct a feasibility study, financial modeling, and business strategy assessment for converting a commercial land parcel in the Haifa area (Israel) into a data center or edge computing facility versus traditional commercial/residential development. The goal is to provide our client (the landowner) with an actionable, bankable decision-making tool that evaluates financial returns, market pricing, optimal business models, and technical/regulatory due diligence criteria. Scope of Work & Key Deliverables ### 1. Financial & Revenue Model (Excel) * **CAPEX & OPEX Estimation:** Build a detailed model covering land/site prep, power/cooling infrastructure, build-out costs per MW, grid connection fees, operating expenses, and maintenance. * **Pricing & Revenue Strategy:** Analyze current regional market rates ($/kW/month for wholesale vs. retail colocation, rack rentals, cross-connect fees, and power pass-through structures). * **Return Metrics:** Provide DCF, IRR, NPV, EBITDA margins, and payback periods across 3 scenarios (Conservative, Base, Aggressive). * **Land Yield Comparison:** Compare projected risk-adjusted returns of a data center against traditional commercial/retail/office development on the same lot. ### 2. Business Model & Strategy Options Evaluate and recommend the optimal go-to-market model for the landowner: * **Option A: Pure Land Lease / Shell & Core Lease** to a global operator (e.g., Equinix, EdgeConneX, Digital Realty). * **Option B: Joint Venture (JV)** with an infrastructure fund/integrator. * **Option C: Build & Operate** (Wholesale vs. Retail/Edge Colocation). ### 3. Due Diligence Checklist & Risk Assessment * Formulate a structured questionnaire and technical assessment checklist covering critical bottlenecks: power availability/grid allocation (IEC/Noga), fiber redundancy, zoning (TABA), cooling/water access, and environmental/security constraints. * Highlight region-specific demand drivers (e.g., tech parks, defense/security sector, edge requirements, submarine cable landing access). ### 4. Executive Decision Deck (PowerPoint / PDF) * A high-level executive summary summarizing findings, strategic risks, recommended path forward, and an action plan for operator/investor outreach. ## Required Qualifications & Expertise * **Proven Data Center Experience:** Must have prior experience conducting financial models, feasibility studies, or valuations specifically for data centers, edge facilities, or tech infrastructure. * **Financial Modeling Mastery:** Advanced Excel modeling skills (dynamic scenarios, sensitivity analysis, unit-economics per kW/MW). * **Market Knowledge:** Familiarity with global and regional data center market trends, colocation pricing structures, and operator requirements. * **Real Estate Economics:** Understanding of highest-and-best-use (HBU) analysis and commercial real estate development metrics.
