Setup an automated system that collects, organizes, and updates publicly available real estate and court records from Registry of Deeds within a certain area. The platform should: * Automatically retrieve and normalize newly published public records from each source. * Support all Registry of Deeds offices and relevant Trial Courts within the target region. * Extract key information from recorded documents, including names, property addresses, parcel information, document type, recording dates, book/page or instrument numbers, and related metadata. * Identify and categorize documents relevant to distressed properties, including foreclosure notices, lis pendens, attachments, tax liens, judgments, probate filings, bankruptcy filings, and other publicly available indicators. * Match records across multiple public data sources to create a unified property timeline. * Detect new filings since the previous update and flag meaningful changes. * Store all information in a searchable database with filters for municipality, owner, address, document type, filing date, and property status. * Export results via CSV and API for integration with CRM and marketing systems. * Generate alerts when new qualifying records are published. * Be modular so additional counties, states, and public record sources can be added with minimal development. * Include logging, error handling, duplicate detection, and monitoring to ensure reliable daily operation. The solution should prioritize accuracy, maintainability, and scalability while respecting each public website's published access policies and technical limitations.
