Realtor Database Building Process ## Objective Build a database of Realtors in North County San Diego who are actively listing homes and may be good referral partners for Mike's Garage Transformations. The goal is NOT to collect every Realtor. The goal is to identify active listing agents and rank them by priority. --- ## Cities to Search (Search each city separately) * Carlsbad * Encinitas * Oceanside * Vista * San Marcos * Escondido * Fallbrook * Poway * Rancho Bernardo * Del Mar * Solana Beach * Cardiff * La Costa (More cities may be added later.) --- ## Step 1: Search Realtor.com 1. Go to Realtor.com 2. Search the assigned city. 3. Browse active listings. 4. Open each listing. 5. Scroll to the bottom of the page. 6. Locate the "Listed By" section. 7. Click the Realtor's profile. --- ## Step 2: Collect Realtor Information From the Realtor profile page collect: * First Name * Last Name * Brokerage * Cell Phone * Physical Office Address * Number of Active Listings * Number of Listings Sold * Worked With Buyer % * Worked With Seller % * Realtor Profile URL --- ## Step 3: Visit Their Website Click through to the Realtor's website and collect: * Email Address * Website URL * Instagram URL * Facebook URL * LinkedIn URL (if available) --- ## Step 4: Assign Priority Rating ### Priority A (Highest Value) Assign Priority A if ANY of the following are true: * 10+ active listings * 50+ sold listings * Team Leader * Broker Owner * Luxury specialist * Probate specialist * Senior downsizing specialist * Relocation specialist These agents should be contacted personally by Mike. --- ### Priority B Assign Priority B if: * 3-9 active listings OR * 15-49 sold listings These are active agents who may become valuable referral partners. --- ### Priority C Assign Priority C if: * 1-2 active listings OR * Less than 15 sold listings Still collect the information but mark as lower priority. --- ## Step 5: Notes Add any useful notes including: * Probate * Divorce specialist * Senior relocation * Luxury homes * Military relocation * First-time buyers * Large team * Broker owner * High social media presence Any information that would help personalize future outreach. --- ## Step 6: Enter Data Into Spreadsheet Enter all information into the appropriate city worksheet. Before adding a Realtor: * Check for duplicates. * If Realtor already exists, update missing information rather than creating a new record. --- ## Quality Standard The goal is accuracy over speed. Please verify: * Phone number * Email address * Website * Social links before entering into the spreadsheet. A smaller, high-quality database is more valuable than a larger database with incomplete information.
