Developmental Editor Needed for Premium Real Estate Investment Digital Product (Not Ghostwriting)

I am looking for an experienced developmental editor / nonfiction editor to help finalize a premium real estate investing digital product that I plan to sell under my brand, AdvancePages. The product is a story-driven guide about multifamily house hacking built from my personal journey, supported by real numbers, case studies, tactical lessons, and a separate Field Manual currently under development. This is NOT a ghostwriting project. The manuscript is already written and approximately 90-95% complete. My goal is to transform a strong draft into a premium educational product that readers find engaging, actionable, and transformational. About the Product This guide is not intended to be a standalone ebook. It is the flagship product within a larger digital product ecosystem that will eventually include: A Field Manual Worksheets and templates Bonus case studies The manuscript combines: * Personal storytelling * Real-world case studies * Real financial numbers * Tactical lessons * Reflection exercises * Action-oriented frameworks The target audience includes: * Aspiring real estate investors * Multifamily house hackers * Working professionals seeking financial freedom * Individuals interested in wealth building through real estate What I Need I need someone who can: * Preserve my authentic voice * Improve flow, pacing, and readability * Reduce repetition * Strengthen chapter transitions * Improve overall reader experience * Make the guide feel more premium and actionable * Identify sections that may confuse readers * Recommend where visuals, exercises, worksheets, tactical callouts, or additional frameworks could improve the product * Identify gaps in the reader journey and suggest improvements * Prepare the manuscript for handoff to a digital product designer I anticipate there may be an additional 5-10% of content additions, refinements, or restructuring based on editorial recommendations. I am open to strategic recommendations that strengthen the final product as the goal is to have ongoing digital sales but want to make sure the buyers feels like the got a good product. Important I do NOT want the manuscript rewritten in a different voice. The authenticity and personal story are core strengths of the product. Your role is to preserve the author's voice while improving clarity, engagement, structure, and perceived value. The attached includes the prelude to chapter 1. The full manuscript is 106 pages and 7 chapters. Please also include: 1. Your assessment of the manuscript's greatest strength. 2. Examples of digital guides, books, courses, workbooks, or educational products you have edited or helped improve. Generic proposals will not be considered. Selection Process Shortlisted candidates may be invited to complete a small paid editing and feedback exercise (approximately 2-3 pages) before final selection. The purpose of the exercise is to evaluate editorial fit, strategic thinking, and ability to preserve voice. Additionally I am looking for a long-term relationship with the right editor as additional ongoing digital products are planned.
