DIRECTOR OF GROWTH & MARKETING – REAL ESTATE LEAD GENERATION Location: Remote (US, Latin America, or other qualified locations) Compensation: Base salary dependent on experience. Performance bonuses available based on occupancy, lead generation, and revenue growth About Us We own and operate approximately 100 rental units consisting primarily of multifamily properties in Miami, including a significant number of housing voucher (Section 8) tenants. We also operate luxury short-term rental properties in Miami. Occupancy and revenue growth are critical to our success. We are looking for a highly entrepreneurial Director of Growth & Marketing who can take ownership of tenant acquisition, short-term rental bookings, lead generation, marketing systems, reporting, and vendor management. This is not a social media coordinator role. This is not a virtual assistant role. You will be expected to identify problems, build systems, hire and manage vendors, and execute without constant supervision. Responsibilities Housing Voucher / Multifamily Lead Generation Increase occupancy across multifamily portfolio Develop and manage tenant lead generation systems Implement and Improve performance of property websites and landing pages Build and manage Google Ads campaigns Build and manage Facebook and Instagram lead generation campaigns Create and manage CRM systems Develop email and SMS marketing campaigns Build referral relationships with housing agencies, nonprofits, social workers, case managers, relocation organizations, and community partners Track lead flow and conversion metrics Develop systems to reduce vacancy and increase lease velocity Short-Term Rental Growth Increase occupancy and revenue across luxury short-term rentals Improve Airbnb and VRBO performance Launch and manage additional booking channels Develop direct booking strategy Work with website developers and vendors Manage Google Vacation Rentals and related distribution channels Implement retargeting campaigns Develop event-based and seasonal marketing campaigns Build referral and partnership channels Marketing Operations Own all marketing reporting Build weekly KPI dashboards Manage freelancers, agencies, consultants, and vendors Recommend and implement new marketing systems Create processes and documentation Develop quarterly growth plans Provide weekly executive reporting Required Qualifications Strong fluent English communication skills Minimum 5 years experience in digital marketing, lead generation, growth marketing, marketing operations, or related roles Experience managing vendors and freelancers Experience with Google Ads Experience with CRM systems Strong analytical skills Strong project management skills Highly organized and self-directed Comfortable working independently Ability to solve problems without constant supervision Preferred Qualifications Real estate experience Property management experience Short-term rental experience Airbnb, VRBO, or hospitality experience HubSpot experience GoHighLevel experience Google Analytics experience Landing page optimization experience SEO experience Facebook advertising experience What Success Looks Like Increase multifamily occupancy Increase qualified housing voucher leads Increase short-term rental occupancy Increase direct bookings Reduce dependence on third-party booking platforms Build scalable lead generation systems Develop accurate KPI reporting Create measurable revenue growth Application Instructions Please submit: Resume Cover letter Three examples of marketing projects you personally managed A brief description of the most difficult marketing challenge you have solved A brief description of a marketing campaign that failed and what you learned from it In your application, please include the phrase: "I am an owner, not an order taker."
