Excel and Power Query Dashboard Developer

We are seeking an experienced Excel and Power Query developer to build a professional executive dashboard for an apartment portfolio focused on investment analysis, portfolio performance, and operational exception reporting. The project will utilize exported reports from RealPage and other supporting financial data sources to create an automated Excel-based reporting system. RealPage APIs are not available, so the solution will need to rely on: Scheduled report exports Gmail-delivered reports Power Automate, Make.com, Zapier, or similar workflow automation tools Power Query automation within Excel The goal is NOT to recreate RealPage Business Intelligence. Instead, we are looking to build an ownership and investment-focused decision-making dashboard that combines operational data with investment and capital metrics. Primary Goals The dashboard should help leadership quickly answer questions such as: Which properties are outperforming or underperforming? Where are the largest portfolio risks? Which investments are creating the most value? How are financing conditions impacting the portfolio? Where should management focus attention? Desired Workflow Example workflow: RealPage Scheduled Reports → Gmail receives attachments → Automation tool saves files to shared folders → Power Query imports and transforms data → Excel dashboard refreshes automatically No direct RealPage API integration is available. Dashboard Components 1. Executive Portfolio Dashboard Portfolio-level KPI summary and trend analysis, including: Occupancy Economic Occupancy Revenue Growth NOI Growth Delinquency Trade-Out Concessions Leasing Performance Maintenance Performance 2. Operational Exception Dashboard A streamlined dashboard focused on identifying: Lowest occupancy properties Highest delinquency properties Negative trade-out trends NOI underperformance Leasing conversion issues Maintenance/work order issues Excessive vacancy days The purpose is to create actionable ownership-level reporting rather than recreating standard RealPage reports. 3.
