Experienced Title Processor — Qualia / Florida Residential Closings

We are a growing Florida title company looking for an experienced U.S. Title Processor to join us part-time, with the opportunity to grow into a full-time role. This is NOT a general VA or entry-level position. You must have hands-on experience processing U.S. residential title files. What You’ll Do • Open and process title files from contract through closing • Work inside Qualia • Review title searches and commitments • Prepare commitments for licensed title agent/underwriter review • Identify and help clear title requirements and curative issues • Order and track payoffs, lien searches, surveys, HOA/condo estoppels, etc. • Work with our underwriter to clear title conditions • Review deeds, vesting, legal descriptions, mortgages, judgments and liens • Prepare files for closing • Assist with ALTA/CD balancing and closing documents • Handle recording and post-closing tasks • Maintain detailed file notes and proactively follow up on outstanding items • Communicate professionally with Realtors, lenders, buyers, sellers and underwriters Required Experience • 2+ years processing U.S. residential title files • Purchase and refinance experience • Qualia experience strongly preferred • ResWare or SoftPro experience also valuable • Understanding of title commitments, Schedule A, B-I and B-II • Experience clearing title requirements • Strong understanding of U.S. title and escrow terminology • Excellent written and spoken English • Ability to overlap with Florida / Eastern Time business hours Florida Experience Is a Big Plus Experience with: • Florida residential closings • First American or other major title underwriters • Florida HOA/condo estoppels • Municipal lien searches • Florida documentary stamp and intangible taxes • Florida endorsements • Florida deeds and legal descriptions Security Requirements You will work with sensitive non-public information. You must: • Use a private, dedicated computer • Use a secure password-protected internet connection • Never use public Wi-Fi • Sign our NDA/data-security agreement • Complete wire-fraud/security training • Work only within approved company systems • Never download client files to personal storage • Follow our access-control and information-security policies No authority to send wires or move escrow funds will be provided. Schedule Part-time to start: approximately 20 hours per week. We prefer approximately 4 hours per day, Monday–Friday, with overlap during Florida business hours. We will begin with a trial period and limited file volume. If you’re excellent, this can become a long-term position with additional hours and responsibility as we grow.
