2D Floor Plans + 3D Model & Design Concept for Small Commercial Building

I'm redesigning a property in Southern California into a car care community: car wash, quick lube, food vendors, and a lobby lounge. The idea is a destination people want to spend time at and come back to — a gathering spot for car people — not a drive-through you leave immediately. Looking for someone who can do both drafting and 3D design work. I'd especially like to hear from car enthusiasts who understand that culture and can bring ideas to it, not just draw what I describe. What I have: lots of photos of the exterior and interior, plus basic measurements. What I need: - 2D floor plans, dimensioned and to scale — lobby, food court seating, food vendor stalls, and service areas - Site plan showing building footprint, wash tunnel, lube bays, vacuum stations, and parking/circulation 3D model of the property from my photos - 2 design concepts for the exterior and customer-facing areas (I'll send reference images of styles I like) - 3–4 final renderings of the direction I pick, including the lobby and food court - final renderings of the direction I pick Deliverables: PDF plan set, renderings as high-res images, and editable source files (CAD + 3D). Must be comfortable with US imperial units and standard architectural drafting conventions. Please send a fixed-price quote broken out by item, your turnaround, and 2–3 samples of similar work — include at least one 2D plan set, not just renderings.
