Florida PE / CAD Drafter Needed for Permit-Ready Exterior Fireplace Feature Wall Drawings

I need a Florida-licensed PE, engineering firm, or CAD drafter working directly with a Florida PE to prepare a permit-ready drawing package for a small exterior fireplace feature wall at my residence in Seminole County, Florida. The preferred deliverable is a complete signed/sealed Florida PE drawing package ready for Seminole County permitting. I am also open to CAD-only proposals if the drafter can produce clean, professional DWG/PDF drawings suitable for separate Florida PE review and stamping. Project summary: - Residential exterior fireplace feature wall under a future Elite insulated panel roof / covered porch. - Existing condition includes a poured 12" x 12" concrete footer associated with screen enclosure permit 26-7167. - New wall will be approximately 126" long and will extend from an existing wood-framed stucco house wall with a 90-degree stucco return. - Wall should be designed/drawn as freestanding/self-supporting from the concrete footer unless the PE determines that connection to the existing wall, Elite roof, screen enclosure, door frame, or aluminum post is allowable and structurally appropriate. - Do not assume lateral support from the Elite roof or screen enclosure unless specifically engineered. - The wall area will have no screen or screen railing across it. - The Elite roof will be above the wall. The main 2x10 wall will stop at a rectangular top height, and a sloped upper wedge/infill will close the gap between the top of the wall and the Elite roof slope. - Upper wedge/infill is intended to be non-load-bearing 2x4 framing, field-fit to the Elite roof profile, with sheathing/furring/siding/trim continued as needed for a clean finish. - Exterior finish is modern siding panels over WRB/rainscreen/structural plywood. - Existing pavers will be installed over the footer first, then saw-cut and removed at the final wall footprint so the structural bottom plate bears directly on concrete. Fireplace: - Outdoor Lifestyles Lanai 60 See-Through gas fireplace, model ODLAIGST-60. - Fireplace rough opening to show: 64-5/8" W x 39-3/4" H x 11-5/8" D. - Fireplace centered in the 126" wall. - Solid wall each side of fireplace rough opening: approximately 30-11/16". - Preferred framing concept: 2x10 structural wall core with standard 2x4 interior fireplace bump-out/chase. - 2x10 actual depth: 9-1/4". - 2x4 bump-out depth: 3-1/2". - Total framed depth at fireplace zone: approximately 12-3/4". - Fireplace minimum framing depth: 11-5/8". Preferred vertical layout: - Finished paver surface approximately 2" above top of concrete footer. - Main rectangular wall height: approximately 90-1/2" above finished paver surface, or 92-1/2" above top of footer. - Bottom of fireplace rough opening: 10" AFF. - Fireplace rough opening height: 39-3/4". - Top of fireplace rough opening: 49-3/4" AFF. - Bump-out / mantel cap height: approximately 56" AFF. - AFF means above finished floor / finished paver surface. - Show TV/blocking zone above the fireplace bump-out. Adjacent screen/roof coordination: - Show 42" aluminum screen door frame directly adjacent to the wall end. - Show 4" x 4" aluminum post at far side of the door frame. - Show approximate Elite roof profile and screen enclosure context for coordination. - Door frame, post, Elite roof, and screen enclosure should be shown for coordination only unless the PE explicitly designs them as part of the load path. Required deliverables: - Editable DWG file - PDF sheet set, preferably 11x17 - Clean title block - Dimensioned plan, elevations, sections, and details - Organized CAD layers - Readable notes - No overlapping text, dimensions, or leaders - One revision round after PE / owner comments Please price one or both options: Option A: CAD drawing package only, suitable for Florida PE review Option B: Full permit-ready signed/sealed package by Florida PE Please confirm: 1. Whether you are a Florida-licensed PE, work directly with one, or are CAD-only. 2. Whether you have experience with Florida residential permit drawings and wind-load-sensitive exterior structures. 3. Whether you can deliver DWG and PDF. 4. Whether your proposal includes signed/sealed engineering. 5. Estimated timeline. 6. Fixed price. IMPORTANT ADDENDUM — ANCHORAGE / HOLD-DOWN INTENT The attached concept drawings are preliminary and do not yet show all required structural anchorage. The final CAD/engineering package must show conceptual anchor/hold-down locations and leave final sizing/specification to the Florida PE. The feature wall is to be positively anchored to the existing 12" x 12" concrete footer. Pavers will be saw-cut and removed at the wall footprint so the pressure-treated bottom plate bears directly on concrete, not on pavers, sand, or mortar. At minimum, drawings should show footer anchor / hold-down placeholders at: * each end of the wall; * each side of the fireplace rough opening / jamb post-pack; * intermediate bottom-plate locations between openings as required. Final anchor type, size, spacing, embedment, edge distance, washer/plate requirements, hold-down type, sheathing schedule, nailing schedule, uplift resistance, lateral resistance, overturning resistance, and complete load path are to be designed by the Florida PE. Do not rely on the pavers, mortar bed, sand setting bed, Elite roof, screen enclosure, aluminum door frame, or aluminum post for structural anchorage or lateral restraint unless specifically designed and approved by the Florida PE.
