Florida Real Estate Attorney Needed: Demand Letter & Potential Litigation (Charlotte County)

Overview We need an active, Florida-licensed real estate attorney to review a breached real estate matter in Charlotte County, FL and draft and send a formal demand letter on your letterhead. This is, for now, a limited-scope, flat-fee engagement — the demand letter only. Background (brief): We were the buyer under a valid, fully executed purchase contract. We believe a third party (and/or their real estate agent) learned of the property through our public listing, knew of our contract, and induced the seller to cancel it. The seller then sold and deeded the property to that third-party buyer, who is now renovating it. We want a strong demand letter sent promptly to the buyer, the seller, and the closing/title company asserting our rights and seeking a resolution (conveyance or compensation). We have supporting documentation, including the executed contract, a recorded memorandum of our interest, call-tracking records of inquiries to our listing, and a lawfully recorded statement from the seller. Scope (this engagement) Review the key documents (executed contract, recorded deed to the third party, our recorded memorandum, and relevant correspondence). Draft and serve a strong demand letter on your letterhead to the buyer, seller, and closing/title company. Provide a brief, candid read on the strengths/weaknesses of the claim. Required Qualifications Active Florida Bar license in good standing (absolute requirement). Experience with Florida real estate contract disputes, specific performance, and tortious interference. Able to turn this around quickly. Budget & Structure Flat fee preferred for the document review and demand letter — please quote it. We are not committing to litigation now. However, if the demand doesn't resolve it, we'd want to discuss handling any follow-on claim (tortious interference / specific performance / lis pendens) on a contingency or hybrid basis — so please also indicate whether you'd consider that.
