Florida PE-Stamped MEP Drawings (+ Architectural CDs) 1,064 SF Coffee Shop Buildout

I'm building out a 1,064 SF coffee shop and need licensed professionals to take the project to permit-ready status with Royal Palm Beach / Palm Beach County. WHAT'S ALREADY DONE (will share with serious candidates): • Landlord's architectural shell permit set (existing walls, doors, dimensions) • Detailed interior space plan — zoning and a U-shaped espresso bar layout • Full equipment schedules with real dimensions (espresso bar, back-of-house prep, grab-and-go retail) • A defined plumbing strategy (wet-wall approach, grease trap placement and routing) • A written design intent brief documenting all decisions made to date SCOPE NEEDED (please specify what your firm can provide): • Architectural construction documents (stamped), reflecting our completed interior layout, and/or • MEP design — mechanical, electrical, plumbing — with Florida PE stamp for permit submission • Full-service firms covering both are welcome to bid on the complete scope REQUIREMENTS: • Florida-licensed (Architect and/or PE as applicable to your scope) • Experience with small commercial or food/beverage tenant buildouts strongly preferred • Familiarity with Royal Palm Beach / Palm Beach County permitting a plus DELIVERABLES: • Permit-ready, stamped drawing set • Coordination with existing shell conditions (HVAC, plumbing stub locations, electrical service) TIMELINE: Open to discussion; ideally underway within 1–2 weeks of hire.
