Fractional Renovation Operations Manager Remote | 15–25 hrs/week | Phoenix MST Overlap Required About Us We're a fast-growing renovation company serving investor-owned single-family rental properties in the Phoenix metro area. We manage a portfolio of ~100 properties with 10–15 active renovations running simultaneously. We're looking for someone to own the operational machine. The Role At any given time, we have 10–15 properties moving through multiple phases, all requiring coordination between vendors, materials, and field crews. Your job is simple: Know the status of every property. Drive the next action on every property. Keep projects moving and eliminate bottlenecks. Build systems that make execution repeatable. The owner should no longer be the hub for day-to-day coordination. What You'll Own Property tracker and single source of truth Vendor coordination and accountability Scheduling and phase sequencing Field crew priorities SOPs, checklists, and workflows Final QA and closeout process Portfolio reporting and visibility Success in the First 90 Days Every property has a known status and next action. No projects stall due to lack of follow-up. Vendors and crews know priorities. SOPs and checklists are actively used. Leadership has clear visibility into portfolio status. The owner is largely out of day-to-day operations. Who You Are You love turning chaos into order. You build systems, not just task lists. You notice details and close loops. You move projects forward without being chased. You're organized under pressure. You're direct, responsive, and accountable. You understand construction sequencing or can learn it quickly. You're highly comfortable with project management tools and operational systems. Experience with any of the following is a plus: Fibery Airtable Notion Google Workspace Spreadsheets and operational dashboards Requirements Operations, project management, or construction management experience Renovation, property management, real estate, or field service experience strongly preferred Comfortable managing multiple concurrent projects Strong overlap with Phoenix business hours (MST) Responsive and highly communicative This is an embedded operations role, not a set-it-and-forget-it engagement.
