Luxury Print Designer — Four Branded Documents (Core Story, Stadium Pitch, Buyer & Seller Playbooks) OVERVIEW I am a real estate broker with 25 years of experience in the New Hampshire Lakes Region. I have four pieces of carefully written content that need to be designed into beautiful, print-ready branded documents. The writing is done. The brand identity is established. I need a designer who can execute at the level the content deserves. This is not a listing brochure project. These are brand documents — more aligned with private wealth management and luxury hospitality than typical real estate marketing. THE FOUR DOCUMENTS Document 1 — Core Story. Approximately 10–12 pages. 8.5 x 11. The flagship brand document. Philosophical, editorial tone. Designed to be mailed, emailed as a PDF, or left behind after a consultation. Document 2 — Stadium Pitch. Two pages. 8.5 x 11. A condensed version of the Core Story. Standalone email attachment, direct mail piece, or digital flyer. Impactful but unhurried — every element earning its place. Document 3 — Buyer's Playbook. Approximately 6 pages. 8.5 x 11. A post-consultation guide for buyers. Five-section structure. Calm, trustworthy, sophisticated. Document 4 — Seller's Playbook. Approximately 6 pages. 8.5 x 11. Same format as the Buyer's Playbook, seller lens. All four documents share the same brand. All four must feel like they came from the same design hand. BRAND IDENTITY Logo provided — a distinctive mark featuring a figure on water within a crescent moon, gold stars, elegant script and serif typography. Brand colors: Deep lake teal, warm gold, white, dark navy. Brand feeling: Trustworthy. Philosophical. Understated authority. The aesthetic of a private banking firm or luxury boutique hotel — not a real estate agency. DESIGN DIRECTION I am looking for something that feels closer to the annual report of a Swiss private bank or the property brochure of an Auberge Resorts property than anything typical in real estate. Key design principles: — Generous white space — Strong typographic hierarchy — Serif headlines — Cormorant Garamond, Playfair Display, or equivalent — Clean sans-serif body copy — Restrained use of color — navy, gold, white, teal as accents only — No stock photography required — design carries the piece — Print-ready PDF deliverable plus editable source files WHAT I AM NOT LOOKING FOR Generic real estate templates. Busy layouts. Gradient backgrounds. Clip art or stock agent photography. Anything that looks like it came from a Canva template library. IDEAL CANDIDATE You have a portfolio that includes luxury print collateral — financial services, luxury hospitality, high-end real estate, or editorial design. You understand typographic hierarchy. You know what white space does and why it matters. You have designed pieces that feel expensive without being loud. Please include in your proposal: two or three portfolio samples that you feel are closest to this aesthetic. Do not apply without portfolio samples. Generic proposals will not be reviewed. PROJECT SCOPE Four documents. Print-ready PDF deliverables. Editable source files in Adobe InDesign or Illustrator preferred. Two rounds of revisions included. Timeline: First drafts of all four documents within 10 days of project start. Please include your proposed fixed price in your proposal.
