We're looking for someone different. We're looking for a Treasure Hunter. Someone who gets excited by finding money everyone else missed. Someone who asks: - "Why did this expense increase?" - "Why are we paying this vendor?" - "Could we negotiate this?" - "Could occupancy increase by two units?" - "Could another $1500/month come from reserved parking?" - "Is this invoice correct?" - "What if we raised renewals $40?" - "Where is the hidden NOI?" If those questions energize you, keep reading... We own and improve small apartment communities (30-100 units) in the United States. Our mission isn't simply to collect rent. Our mission is to uncover hidden value inside every property. We believe every apartment community has untapped profit hiding in plain sight. Your job is to help us find it. Every month your objective is simple... Find hidden profit. Not by cutting corners. Not by manipulating numbers. But by identifying opportunities that increase Net Operating Income (NOI). Examples include: - Finding duplicate or unnecessary expenses - Identifying vendor overbilling - Negotiating lower recurring costs - Discovering new revenue opportunities - Building financial scenarios - Improving collections - Increasing occupancy - Improving renewals - Suggesting operational improvements - Working with our property manager to implement ideas - Measuring the results. You are expected to ask questions. Challenge assumptions. Dig into the numbers. Follow the trail until you uncover the opportunity.
