# 3D Interior Renderings + Builder-Ready Scope of Work — 8,500 SF Custom Home (Central Florida) **Category:** Design & Creative → Architecture & Interior Design **Timeline:** As soon as possible **Experience level:** Expert --- ## About the project We are owner-builders finishing a ~8,500 sq ft custom home on acreage in Clermont, Florida. The structure is a Y-shaped, three-wing single-story design. Shell and roofing are underway; we are now moving into interior finish decisions and need to lock them down before our trades price and build them. My wife is driving the interior design and has a clear, well-developed vision — palettes, materials, millwork details, furniture direction, room-by-room feel. What she does not have is a way to *see* it before it is built, or a way to hand it to our builder in a form he can price and execute. That is where you come in. ## What we need **Phase 1 — Design translation** Work directly with our interior design project manager to turn her concepts, reference images, and notes into a coherent visual design per room. Deliverables: mood/concept boards, material and finish palettes, furniture and fixture layouts over our actual floor plan, and elevations for key walls (kitchen, primary bath, built-ins, feature walls). **Phase 2 — Photorealistic 3D renderings** Produce professional interior renderings of the approved designs. We want to walk through the space visually before we commit money to it. - Priority rooms: kitchen, great room, primary suite + primary bath, dining, office, pantry/scullery, laundry, kids' rooms, guest suites, covered outdoor living - 2–4 camera angles per priority room, plus revision rounds - Nice to have: a walkthrough animation or 360° panoramas for the main living wing **Phase 3 — Scope of work for our builders** This is just as important as the renderings. Every rendering needs to be converted into documentation our GC and subs can actually bid and build from: - Room-by-room written scope of work - Finish schedule (flooring, wall finishes, paint, tile, trim/millwork profiles, ceiling treatments) - Plumbing, lighting, and hardware schedules with make/model/finish/qty - Cabinetry and millwork specs with dimensions and construction notes - Dimensioned elevations and details where a trade would otherwise have to guess - Flags for anything that affects framing, electrical, plumbing rough-in, or HVAC so we catch it before those trades close up ## What we will provide - Full architectural plan set (CAD/PDF) from our residential designer - MEP drawings, electrical takeoff, and lighting layout in progress - Appliance schedule (already selected), HVAC and roofing specs - Direct access to our GC and site photos as construction progresses - Fast decision-making — we are responsive and will not sit on your deliverables ## Who we are looking for - Strong portfolio of **high-end residential interiors** — please show finished homes, not just renders - Fluent in the tools: SketchUp, Revit, 3ds Max, Blender, Chief Architect, plus a render engine (Enscape, Lumion, D5, V-Ray, Corona) - Can produce **construction-level documentation**, not just pretty pictures. If you render but do not spec, tell us — we may hire a second person for Phase 3, and we would rather know up front than find out later - Comfortable collaborating live over Zoom with my wife during the design phase - U.S. residential construction standards familiarity strongly preferred (Florida code / concrete block construction a plus) - Clear communicator, works in EST-friendly hours or can overlap ## To apply, please include 1. 3–5 relevant residential interior projects — renderings **and** any spec/scope documents you produced alongside them 2. Availability over the next 8 weeks We are looking for a long-term collaborator through the finish-out of this home, not a one-off render. Strong performance here leads to continued work through completion.
