Hotel Revenue Management Consultant

We are seeking an experienced hotel revenue management professional to support a growing portfolio of independent and branded hotels. This is not an entry-level position. We are looking for someone who understands hotel revenue strategy at a deep, practical level and can independently analyze performance, identify opportunities, and recommend specific actions that improve occupancy, ADR, RevPAR, and overall profitability. ## Portfolio Our portfolio includes independent hotels, boutique hotels, and nationally branded properties in leisure-driven and competitive markets. The hotels vary in size, positioning, market segment, and brand affiliation. The ideal candidate must understand the differences between managing revenue for: * Independent and boutique hotels * Branded and soft-branded hotels * Seasonal and leisure-driven markets * Properties with strong OTA dependence * Hotels focused on increasing direct bookings * Multiple hotels competing within the same market ## Primary Responsibilities The revenue management specialist will be expected to: * Review daily, weekly, monthly, and forward-looking hotel performance * Evaluate occupancy, ADR, RevPAR, pickup, pace, booking windows, cancellations, and channel mix * Develop and adjust pricing strategies based on demand, competitive positioning, events, seasonality, and market conditions * Review rates, availability, promotions, and property visibility across direct channels, brand websites, and major OTAs * Actively manage and optimize performance on Expedia, Booking.com, Agoda, Priceline, and other relevant third-party channels * Identify underperforming dates, need periods, compression dates, and revenue opportunities * Recommend length-of-stay restrictions, minimum stays, room-type pricing, inventory controls, and promotional strategies * Analyze competitor pricing and market trends without simply following competitor rates * Improve OTA positioning while reducing unnecessary discounting and commission dependence * Help increase direct booking contribution and improve channel profitability * Evaluate OTA promotions, mobile discounts, member rates, loyalty offers, packages, and fenced rates * Identify overlapping or excessive OTA discounts that dilute ADR and profitability * Review forecasts and help properties establish realistic monthly revenue targets * Identify revenue leakage, rate-parity issues, inventory problems, mapping errors, and distribution issues * Work closely with ownership, general managers, marketing partners, and property-level staff * Provide clear, actionable recommendations rather than general observations * Hold regular revenue strategy meetings and follow up on agreed action items ## Experience Required Candidates should have significant hands-on hotel revenue management experience, preferably across multiple properties. Strong candidates will have experience with several of the following: * Independent hotels * Choice Hotels * Best Western * Wyndham * Soft brands * Boutique hotels * Select-service hotels * Leisure and destination markets * Multi-property revenue management * Hotel openings, repositioning, renovations, or brand conversions * Revenue strategy during periods of weak or disrupted demand Candidates must have deep, hands-on knowledge of major OTA platforms, including: * Expedia Partner Central * Booking.com Extranet * Agoda * Priceline * OTA promotions, preferred programs, visibility boosters, mobile rates, member rates, and package rates * Rate parity, inventory distribution, room and rate-plan mapping, content optimization, and channel profitability Experience with systems such as Cloudbeds, Choice systems, Wyndham systems, Best Western systems, STR, Lighthouse, OTA Insight, Pricepoint, Duetto, IDeaS, or similar platforms is helpful, although practical revenue-management judgment is more important than experience with any one system. ## What We Are Looking For The right person will be: * Highly analytical and detail-oriented * Proactive rather than reactive * Comfortable challenging existing pricing decisions * Able to explain recommendations clearly * Focused on profitability, not just occupancy * Experienced in balancing rate, volume, channel cost, and guest acquisition * Able to recognize when discounting helps and when it damages long-term positioning * Comfortable working directly with hotel owners and general managers * Organized and consistent with follow-up * Capable of managing multiple properties and priorities * Available and responsive during U.S. business hours * Able to participate in revenue meetings and address time-sensitive pricing or distribution issues during the U.S. workday We do not want someone who only produces reports or repeats what the revenue management system recommends. We are looking for a strategic partner who can interpret the data, understand the market, actively work within the OTA platforms, and help us make better decisions. ## Engagement Structure This may begin as a consulting or part-time engagement, with the possibility of developing into a longer-term role based on performance and portfolio needs. The candidate must be consistently available during U.S. business hours.
