Building Designer / Structural Engineer — Rear Addition to Queenslander (Brisbane) I need design and documentation for a rear addition to an existing Queenslander in Brisbane. The addition will be elevated off the ground and contain a kitchen, bathroom, and living room, tying into the existing house. I need someone who knows Queenslander construction and the Brisbane City Council approval process, and can deliver a drawing set ready to lodge with a private certifier. Scope of work Layout / architectural design: Floor plan for the rear addition (kitchen, bathroom, living) and connection to the existing house Elevations and sections showing the elevated floor and roof tie-in Kitchen and bathroom layouts with waterproofing, ventilation and drainage Roof form and materials sympathetic to the existing house Structural design: Footings and stumps for the elevated floor Subfloor framing (bearers, joists, bracing) and connection to the existing structure Wind tie-down and bracing, roof framing, termite management RPEQ structural certification (in-house or coordinated) Brisbane City Council requirements to address First step is to pull a Property Lot Report from City Plan online to confirm the overlays on this lot. The design must then address: Building approval via a private certifier (NCC Vol 2, QDC, Class 1a) Whether a development application is triggered (rear additions behind the original roofline are often accepted development, but this must be confirmed) Traditional Building Character overlay (applies to most pre-1947 homes) Setbacks, site cover, height and small lot rules under the Dwelling house code and QDC Flood overlay and required habitable floor levels Plumbing and drainage approval for the new kitchen and bathroom Build Over / Near Asset approval if building over a sewer or stormwater main Deliverables A coordinated architectural and structural drawing set ready for building certification, plus a short note listing the applicable overlays, whether a DA is required, and the approvals needed. In your proposal, please include: Relevant Brisbane Queenslander/character projects with images Whether you provide RPEQ structural certification in-house or coordinate it A fixed or staged fee (concept, developed design, certification-ready set) and timeframe
