Interactive 3D Virtual Walkthrough + Photorealistic Renderings — New Construction Home (Built From Plans) Project Snapshot I have complete architect's drawings for a two-story single-family home (remodel + large addition) plus a detached ADU, garage, pool, and full landscaping. The home is not yet built — I need it brought to life digitally from the plans so I can walk through it, evaluate the design, and finalize landscaping decisions before construction. Property: 5912 Jensen Rd, Castro Valley, CA 94552 Lot: ~0.75 acres (32,474 SF) Main house: Two stories, ~5,497 SF total (≈3,066 SF first floor, ≈2,431 SF second floor) Detached ADU: ~1,200 SF, single story, at the rear Garage: 3-car, tucked beneath the pool deck Site: Pool (15'×30'), pool deck, outdoor kitchen + courtyard, terraced garden, recreation area, basketball court (see notes), driveway, carport, perimeter fencing, and a front gate Architect of record: Kodama Diseño Architects (drawings provided) What I Need (Two Deliverables) Deliverable 1 — Interactive 3D Virtual Walkthrough ("Matterport-style") I want a navigable, first-person 3D experience of the entire property — the kind of tour where I move room to room and floor to floor on my own, looking in any direction. This is NOT a still image and NOT a fixed video. I control the movement. Important: A true Matterport scan only works on a building that already exists. Since this home isn't built yet, I need this same experience generated from the plans as a real-time / navigable 3D model (Twinmotion, Lumion, Unreal Engine, D5, or equivalent), or as a connected 360° virtual tour. Please confirm in your proposal which engine you'll use and how I'll view it (web link, downloadable app, etc.). The walkthrough must let me: Move continuously from the street → front gate → front yard → into the house → up to the second floor → out to the balconies/decks → back yard → pool → ADU → recreation area → basketball court, with no gaps. Enter and look around every room on both floors of the main house. Enter and look around every room of the ADU. Walk around the outside of the main house and around the outside of the ADU (all four sides of each). See every window, door, gate, and fence in their correct positions. A "dollhouse" overhead view that shows all floors at once (like the reference image) is a strong plus. Deliverable 2 — Photorealistic 3D Still Renderings In addition to the walkthrough, I want a set of high-resolution photorealistic still renderings: Every individual room in the main house (both floors). Every individual room in the ADU. Exterior renderings from multiple angles: front (street view), both sides, rear, and aerial/bird's-eye of the whole property. Renderings that clearly show the pool, pool deck, outdoor kitchen, courtyard, terraced garden, basketball court, and landscaping. I want both the interactive walkthrough and the matching still renderings of every space — not one or the other. Accuracy Requirements (Please Read Carefully) Everything must be built to scale, directly from the dimensioned drawings. This is critical: Ceiling heights must match the plans exactly. First floor is 14'-0" floor-to-floor; second floor is 12'-0". If a room shows 10 ft, model 10 ft. If it shows 12 ft, model 12 ft. Do not "eyeball" vertical heights. Room sizes, window sizes/placement, door locations, stairs, balconies, and railings must follow the dimensioned drawings. Where the summary square-footage numbers and the dimensioned drawings disagree slightly, always follow the dimensioned drawings, not the summary figures. Exterior materials should match the architect's material legend: white stucco, white marble, black stucco accents, and glass railings. Landscaping & Trees — A Major Goal A big reason for this project is to evaluate the landscaping before planting. I want to see what the specified trees and plants will actually look like in place, so I can decide whether to swap any species. Model the exact tree layout and placement shown in the landscape plan (sheet L1.0). Use the correct, real species at a realistic size so I can judge them. The plan specifies: Trees: Thornless Honey Locust (Gleditsia triacanthos 'Inermis'), London Plane (Platanus acerifolia 'Columbia'), Columnar Evergreen Magnolia (Magnolia grandiflora 'Little Gem'), Eddie's Dogwood (Cornus 'Eddie's White Wonder'), Strawberry Tree (Arbutus unedo 'Marina'), Forest Pansy Redbud (Cercis 'Forest Pansy'). Shrubs: Flowering Currant, Dwarf Mat Rush, Dwarf Oleander, Japanese Boxwood. Groundcovers: Green Supreme Manzanita, Pt. Reyes Ceanothus. Bioswale mix: California Fuchsia, Douglas Iris, White Sage, Common Rush. The trees and landscaping must be visible from the exterior AND from inside every room (i.e., what I'd actually see looking out each window). Please make it straightforward for me to request tree swaps (e.g., replace species X with species Y in a given location) as a revision. Design Changes (These OVERRIDE the Base Plans) The PDF plan set (JENSEN_RD_FOR_COUNTY_REVIEW) is the master reference for the overall building, site, elevations, and dimensions. However, apply the following changes, and where the updated floor-plan images conflict with the PDF, the updated images win. Front gate setback: The plans show a 20-ft setback from the street at the front gate. Change this to a 10-ft setback (gate sits 10 ft from the street). (Visualization only — for design evaluation, not permitting.) Remove the skylight: There is a skylight in the middle of the house (shown as "Skylight Above / Open Below" on the second-floor plan). Do not include the skylight. Build the exact tree setup outdoors per the landscape plan, as described in the Landscaping section above, so I can plan and adjust landscaping. Use the updated floor-plan images for room layouts. The detailed PDF is the master set, but files 2–6 contain important layout updates that supersede the PDF: First floor layout → use the updated first-floor image (Living, Dining, Kitchen, Pantry, Mud Room, Game Room, Library, Office, Foyer, Great Room, Baths, 3-car Garage, Carport). Second floor layout → use the updated second-floor image (note the master-suite changes — bedroom, foyer, vanity/desk, double sink, walk-in closets, shower — marked in yellow on that image). ADU layout → use the updated ADU floor-plan image (Master BR#1, BR#2, Kitchen, Dining, Living, two Baths, Laundry/Pantry, Closets). Front facade massing change: On the current plans, the left and right portions of the front project further forward than the central entrance (the middle is recessed). Push the central entry volume forward toward the street so it projects out past — or flush with the front of — the left and right wings. Do not change the left and right portions at all — only bring the middle entry forward. See reference images 7 and 8 (front of house) for the look I'm going for — a prominent, forward-projecting central entry portal. Technical / Format Expectations Please specify in your proposal: The engine/platform you'll use and exactly how I'll access the walkthrough (shareable web link preferred; note any software I'd need to install). Whether the dollhouse/floor-by-floor overhead view is included. Still-render resolution (4K preferred) and file formats delivered. How revisions work (especially for tree/landscape swaps and facade/setback tweaks) and how many rounds are included. Whether you can also deliver a guided fly-through video as an optional add-on. Who I'm Looking For Proven experience in architectural visualization (archviz) — real-time walkthroughs and photorealistic stills. A portfolio showing navigable/interactive 3D tours of unbuilt homes (please link live examples I can click through, not just images). Ability to work accurately and to scale from professional CAD/PDF construction documents. Strong landscaping/vegetation modeling (real species, realistic placement). Please Include in Your Proposal Live links to 2–3 interactive walkthroughs you've built (clickable, ideally of unbuilt homes). Sample still renderings (interior + exterior + landscaping). Your engine/platform and how I'll view the final tour. Timeline to first draft and to final. Total cost, broken out by: (a) interactive walkthrough, (b) interior still renderings, (c) exterior/aerial still renderings, (d) landscaping, and (e) revision rounds. What you'd need from me beyond the files provided. Notes Basketball court: Not currently on the plans. I'll provide a video that shows location and dimensions — adding it in the rear recreation area.
