Interior Architect – Detailed Room Planning for New Residential Build (4 Specific Areas)

Overview We are mid-way through the design phase of a new single-storey residential build and have received expert feedback identifying specific areas of the plan that need refinement. The overall layout and courtyard concept are locked — we are not looking for a redesign. We need an interior architect to work deeply on four discrete zones of the floor plan and deliver resolved, buildable layout alternatives for each. A current floor plan and a written design critique from an architect will be provided upon engagement. Scope of Work You will focus exclusively on the following four areas. Please do not propose changes outside these zones. 1. Kitchen The current U-shaped layout needs to be reconsidered. We are looking for an L-shaped cabinetry run (incorporating fridge, pantry, ovens, and secondary storage) with a freestanding island running east–west, sized to accommodate 5–6 bar stools. The island should function as the social heart of the home. Circulation clearances must be properly resolved. 2. Master Suite - Bedroom, Ensuite + Robe The master suite has south facing views and layout options are required that optimise functionality and feel. 3. Family Bathroom + Powder Room The bath currently sits within the circulation path, making the room feel tight. We want a resolved layout that includes a bath, shower, single vanity, and toilet. The adjacent powder room should also function as a get-ready space for teenage girls - vanity, bench space, large mirror, and power points for hair tools. 4. Second Living / Guest Room (Bedroom Wing) The current dog-leg layout with a small kitchenette feels unresolved. We want a simplified, straight joinery wall that integrates kitchenette, TV, display, and storage in one clean built-in unit, with improved bedroom storage on the opposite side. What We Need Delivered • Revised floor plan layouts for each of the four zones (PDF) • Elevation sketches or diagrams for kitchen island, ensuite, and joinery wall • Brief written notes (one paragraph per area) explaining your layout decisions • At least one alternative option per area where the geometry allows it What We Don’t Need • Feedback on or changes to the overall floor plan, courtyard, glazing, or structural layout • 3D renders or visualisations • Specification of finishes, fixtures, or materials About the Project • New build, southern hemisphere orientation, south facing river views in bush location • Single storey, approximately 250m² (floor plan will be shared) • Family home: two adults, children’s bedroom wing designed for future conversion • Design intent is contemporary, functional, and liveable — not trend-driven Ideal Candidate • Residential interior architecture experience with a strong planning background • Comfortable working from an existing floor plan with tight constraints • Can demonstrate past work resolving bathrooms, kitchens, and joinery walls at a detailed level • Able to deliver clean, scaled drawings — hand sketch with dimensions accepted for initial concepts Budget & Timeline • Fixed price preferred — please quote per area or as a package for all four • Initial concepts within 2 weeks of engagement; final drawings within 4 weeks • One round of revisions included To Apply Please include examples of residential planning work, specifically bathrooms, kitchens, or joinery/built-in design.
