Role Overview We’re hiring a Land Advisor to help inbound buyers determine whether a property actually fits their needs—and guide them to the right decision (even if that means no sale). This is not a call center role and not high-pressure sales. This is a thinking role for someone who can listen, diagnose, and guide. ________________________________________ What You’ll Be Doing You’ll be speaking with inbound leads only (no cold calling), running structured discovery calls, and helping buyers: • Clarify their land goals (build, invest, camp, etc.) • Understand zoning and real-world limitations • Determine if a property is a good fit—or not • Get matched with better options when needed You’ll also: • Prepare leads before calls (no unqualified conversations) • Recommend 2–3 properties that actually make sense • Follow up until the lead either closes, nurtures, or is disqualified You’ll work inside our CRM (Follow Up Boss) managing a steady pipeline. ________________________________________ What This Role Is NOT • ❌ Not cold calling • ❌ Not reading scripts • ❌ Not pushing people to buy • ❌ Not a “volume over quality” sales job ________________________________________ What We’re Looking For You’ll do well here if you: • Ask good questions and actually listen • Can explain things simply (especially to beginners) • Are comfortable telling a client “this isn’t a good fit” • Prefer long-term relationship sales over quick wins • Can manage your own pipeline without constant supervision ________________________________________ Requirements • Strong spoken English • Confident on phone/video calls • CRM experience (any CRM is fine; Follow Up Boss is a plus) • Organized and consistent with follow-ups • Reliable internet + professional setup ________________________________________ Nice to Have (Optional) • Real estate / land / financing experience • Experience handling inbound leads • Spanish-speaking • US or Canada phone number ________________________________________ Compensation • $8/hour + performance bonuses + commission • ~20 hours/week • Flexible schedule • Fully remote ________________________________________ How to Apply (Important) To be considered, answer the screening questions below. We only review applications that follow instructions. 1. You’re on a call with a buyer who wants to build a home on a property, but zoning does not allow it. What would you say and how would you handle the conversation? 2. Explain “zoning restrictions” in simple terms as if you’re talking to someone with zero real estate knowledge. 3. A lead keeps asking about a property that clearly doesn’t fit their needs. Do you: A) Try to convince them anyway B) Keep sending similar properties C) Redirect them to better options and explain why D) Disqualify immediately Explain your choice. 4. What CRM tools have you used before? Briefly describe how you used them. 5. How do you keep track of leads and make sure no one falls through the cracks? 6. Short Voice Note (Optional but Preferred) Please include a short voice recording introducing yourself and explaining why you're a good fit. To confirm you’ve read everything, start your proposal with: “Right fit over forced sale.”
