Land Subdivision Lot Layout Specialist

We're a land acquisition and development company that buys larger rural tracts and subdivides them into individual lots for resale. We're looking for an experienced specialist who can take a raw parcel and produce clean, sellable, regulation-compliant lot layouts. This is ongoing work with a steady pipeline of properties, primarily across Georgia, Tennessee, and the Carolinas. What you'll do Lay out subdivision plans on raw acreage — dividing tracts into individual lots optimized for marketability, road frontage, access, and buildability Build and annotate parcel maps in Land ID (mapping boundaries, easements, setbacks, road/utility considerations, topography) Cross-check each layout against the relevant county's subdivision and zoning regulations (minimum lot size, frontage requirements, setbacks, road/access standards, septic/perc considerations) Flag regulatory constraints or red flags early, before we're deep into a deal Deliver layouts in a format ready to hand off to surveyors, engineers, or our sales team Requirements Demonstrated proficiency in Land ID (landid.com) — you should be able to show examples of maps and layouts you've built Solid working knowledge of county-level subdivision and zoning regulations, ideally in the Southeast US Experience laying out lots for actual subdivisions (not just GIS mapping) — you understand what makes a lot sell Comfortable reading deeds, plats, and parcel data Strong attention to detail and clear communication Nice to have Background in surveying, civil engineering, land planning, or real estate development Familiarity with septic/perc requirements and rural road standards Experience with platting processes and county approval workflows To apply Please include 1–2 examples of subdivision layouts you've done (Land ID or similar), and a sentence or two on your experience navigating county regulations
