Summary

I have a vacant lot next to my office that I need to adapt or remove. Removal cost is $20k which I don't want to pay, but also need more parking and a more seamless landscape design. Its about a quarter acre area. We are in zone 9, and very very very heavy rain totals yearly and drainage is a top priority -- i.e porous materials. But I really want nice plantings and keep the area as shady as possible.
