Licensed Architect — Expert Review of a Barndominium Floor Plan Set

We are building a catalog of pre-engineered metal building (PEMB) barndominium home floor plans, and we're inviting a licensed architect to quote for an expert review of one representative plan set (attached sample for review). These plans are sold online to prospective home builders to help them obtain building quotes, gather local contractor quotes, and support their building permit applications. For this engagement, one complete plan set (attached) for an 80'×50' single-story barndominium (3 bed / 2 bath / 3-car) is provided for review. It is delivered as an 8-sheet ARCH D PDF set (cover, presentation floor plan, detail floor plan, schedules & notes, roof plan, exterior elevations, and typical framing details). Our goal is simple: make sure the plan is as accurate and well-drawn as possible, and free of obvious errors or omissions, before it goes in front of buyers, contractors, and permit reviewers. Important context (please read) Our plans are design-intent documents intended to support the permit process, not a jurisdiction-specific, stamped approval. Building codes and local amendments vary by location, and final code compliance is determined by the local Authority Having Jurisdiction and the buyer's local design professional. We are not asking you to stamp the drawings or certify compliance for a specific jurisdiction. We are asking you to confirm that our plan reflects sound residential design practice and general model-code (IRC) minimums, is drawn to professional convention, and that any code-related wording is accurate and not misleading. Scope of review: We'd like your professional eyes on: * Code minimums (IRC): egress/rescue openings in sleeping rooms, ceiling heights, minimum room sizes and clearances, hallway and door widths, bathroom and kitchen fixture clearances, and smoke/CO alarm notes, flagging anything that falls short of common model-code minimums. * Livability & layout: circulation and room adjacencies, appliance and fixture clearances, door swings, and whether spaces are practical and usable as drawn. * Drawing conventions & accuracy: dimensioning (including how we dimension to the steel line vs. face of finish), room labels, door and window symbols and schedules, wall types, north arrow, and scale, flagging inconsistencies within or between sheets. * Wording & claims: whether our notes and any "code-related" language align with best practice and are appropriately qualified given that codes vary by jurisdiction. Deliverables: * A concise written report (PDF or Word) listing any errors, omissions, or inconsistencies, with clear recommendations. * A marked-up copy of the plan PDF highlighting specific items. * Suggested corrected wording for any notes or code-related claims that should be tightened. * A short overall statement on whether the plan reflects sound residential design practice and general IRC minimums for its intended use. Required qualifications: * Licensed / Registered Architect in a U.S. state. * Demonstrated experience with single-family residential design and IRC-governed projects. * Familiarity with barndominium, metal-building, or post-frame homes is a strong plus. * Clear written communication; this report may be read by non-architects on our team. Nice to have: Experience with how residential plan sets are used in the permit-application process. Exposure to open-concept and accessory/shop-integrated home layouts.
