Job Title: Licensed Architect for Plan Review, Code Review, and Permit-Ready Drawing Coordination Job Type: Contract / Project-Based Location: Remote Project Overview We are looking for a licensed U.S. architect to review architectural plan sets for residential, multifamily, and light commercial development projects. The work may include code review, drawing markups, coordination comments, revision review, and professional signing/sealing where legally permitted and professionally appropriate. This role is not for simple “rubber stamping.” We are looking for a qualified architect who can carefully review plans, identify issues before permit submission, coordinate with drafting teams, and determine whether the drawings meet applicable professional, code, and jurisdictional requirements. Responsibilities The architect may assist with: Reviewing architectural drawings for code compliance, completeness, accuracy, and constructability. Providing clear markup comments and revision notes for draftsmen, designers, and project managers. Reviewing conceptual, schematic, permit-level, or construction-level drawings as needed. Identifying missing information, dimension conflicts, life safety concerns, accessibility issues, coordination issues, and permitting risks. Reviewing architectural drawings in coordination with structural, MEP, civil, or other consultant drawings when applicable. Confirming whether revision comments have been properly addressed. Assisting with responses to permitting authority comments related to architectural drawings. Advising the project team on required documentation, submission standards, and jurisdiction-specific requirements. Signing and sealing architectural drawings only when the architect is properly licensed, legally authorized, and professionally comfortable taking responsibility for the documents. Required Qualifications Active architectural license in one or more U.S. states. Ability to clearly state which jurisdictions you are licensed to practice in. Experience reviewing residential, multifamily, mixed-use, or light commercial plan sets. Strong understanding of U.S. building codes, accessibility requirements, life safety requirements, zoning considerations, and permitting workflows. Ability to provide clear, actionable comments that a drafting team can follow. Experience coordinating with draftsmen, engineers, consultants, project managers, and permitting departments. Reliable communication and project turnaround. Professional liability / E&O insurance preferred. Preferred Experience Multifamily development experience. Experience reviewing plans prepared by third-party drafting teams. Experience with permit-ready construction documents. Experience helping resolve building department or permitting comments. Ability to review architectural coordination with structural, MEP, and civil drawings. Typical Scope of Work Initial plan review. Code compliance review. Architectural markup comments. Revision review. Coordination with project manager or drafting team. Final review before permit submission. Permit comment response support. Professional signing/sealing when legally applicable and professionally appropriate. Important Licensing Note Please include the U.S. state or states where you currently hold an active architectural license. We only want signing/sealing services performed in jurisdictions where the architect is properly licensed and comfortable taking professional responsibility for the work. Ideal Candidate The ideal candidate is detail-oriented, code-aware, practical, and responsive. We need someone who can do more than review drawings at a surface level. The right person should be able to identify issues early, explain required changes clearly, and help move plan sets toward permit-ready quality. Compensation This will be project-based.
