I am a general contractor looking for a licensed architect or engineer who can provide a limited stamped permit drawing package for a small church renovation project in the Grand Rapids, Michigan area. The city is requesting stamped plans due to the project being a commercial/church occupancy, and because the scope affects a wall/opening between the foyer and sanctuary and includes structural alterations to the sanctuary stage. Project scope includes: -Lowering/reframing approximately a 6' x 20' section of an existing wood-framed stage. -Removing an existing window and door/wall section between the foyer and sanctuary. The total opening width is approximately 18' 4", which consists of 5' wide double doors, a 7' wide window in the middle, and another 5' wide double door. -Replacing the king and jack studs on each side of the existing window with 6x6 wood posts. The wall carries a portion of the load from the balcony above. -Confirming whether the existing wall/window/doors have any fire/life-safety or separation requirements. -Providing code/egress documentation as needed for the permit reviewer. The structural work appears to mostly follow the existing load path, but the city is requiring stamped plans due to possible egress/fire/life-safety concerns and to have the structural work reviewed. What I need: -Licensed design professional able to stamp drawings for Michigan permitting. -Existing/proposed floor plan or partial plan. -Life-safety/egress review related to the foyer/sanctuary opening. -Confirmation of whether the removed doors/window/wall section creates any fire separation issue. -Basic framing/detail drawings for the 6x6 posts, existing header condition, stage lowering, and stair/access changes. -Any notes needed for temporary shoring, connections, fasteners, and bearing. -Permit-ready PDF drawings. Information I can provide: -Photos of the existing conditions. -Measurements. -Scope of work. -Sketches/markup of proposed changes. -Communication from the city, if needed. Ideal candidate: Licensed in Michigan and able to provide stamped drawings for permitting. Experience with small commercial, church, or assembly-space renovations. Able to address both life-safety/code review and basic structural/framing details. Able to keep the drawing package practical and limited to what is needed for permitting. Please respond with: -Whether you are licensed to stamp drawings for Michigan. -Whether you can handle both the code/egress/fire-separation review and the framing details. -Estimated cost range.
