We are building a new 2-story, 1,749 sq. ft. single-family residence in Oakland, CA, using a Cold-Formed Steel (CFS) / Light-Gauge Steel (LGS) framing system instead of conventional wood framing. We need a California-licensed Professional Engineer (PE) to produce a complete, stamped structural plan set for this project. The property is in Seismic Design Category D, and the project is already in the City of Oakland permitting process (architectural plans complete, Ministerial Design Review approved). We now need the structural engineering to move forward with framing vendor quotes and final permit submittal. Scope of Work 1. Structural design and calculations for the full CFS structural system: - Gravity load design (floor, roof, wall) - Lateral force-resisting system — please specify your recommended approach (e.g., flat strap X-bracing per AISI S400, or a sheathed shear panel system) and rationale for Seismic Design Category D - Foundation design and anchor bolt layout (slab-on-grade) - Connection design (stud-to-track, panel-to-panel, panel-to-foundation) - Floor and roof truss design parameters (open-web steel floor trusses, roof trusses engineered for solar panel ballast loads) 2. Stamped structural drawing set, suitable for City of Oakland building permit submittal, including: - Foundation plan - Framing plans (1st floor, 2nd floor, roof) - Wall panel schedules and connection details - Truss layout and specifications - General structural notes and code references (2025 CBC / applicable IBC basis) 3. 3D structural model compatible with CFS fabrication workflows — please confirm your capability (or your team's capability) with Vertex BD, FrameCAD, or Scottsdale CFS software, since this model will be used to solicit manufacturing quotes from multiple CFS panel suppliers (domestic and international). 4. Plans must be usable as a vendor-neutral bid package— i.e., not tied to any single manufacturer's proprietary connection details — so we can send the same stamped structural set to multiple suppliers for comparable quotes. What We Can Provide - Complete architectural plan set (floor plans, elevations, roof plan, site plan) — PDF - Site/zoning information (Oakland RM-2, lot dimensions 30' x 112.5') - Any existing geotechnical/soils report, if required for your scope (please advise if needed and not yet in hand) Ideal Candidate - **Active California PE license**, structural engineering discipline, in good standing - Direct experience with cold-formed steel / light-gauge steel residential or light commercial structures - Experience with high seismic zone (SDC D) design in California - Familiarity with CFS-specific 3D modeling software (Vertex BD, FrameCAD, or similar) — either personally or via a team member - Comfortable producing a plan set intended to be **bid out to multiple fabricators**, not written around one vendor's system Please Include in Your Proposal 1. Confirmation of active CA PE license number (we will verify) 2. Relevant CFS/light-gauge steel project examples, ideally residential or SDC D 3. Your recommended lateral system approach for this project and why 4. Whether you or your team can produce the Vertex BD/FrameCAD 3D model directly, or whether that would need a separate CAD detailer working under your engineering direction 5. Fixed-price quote for the full scope above, or hourly rate with an estimated hour range 6. Estimated turnaround time from receipt of architectural plans to delivery of stamped structural set Timeline We would like to begin within the next 1-2 weeks. Architectural plans are ready to share immediately upon starting the contract.
