I have a 121m² commercial space that I want to divide into two separate premium projects: 1. A modern Cake Design / Pastry Boutique 2. A high-end real estate agency called locali.ma I’m looking for an architect + interior designer who can create a luxury European-style concept with a very premium and elegant atmosphere. The design must feel modern, clean, sophisticated, and highly optimized. Main requirements: * Smart separation between both businesses to avoid food smells reaching the real estate agency * Some shared spaces are acceptable (toilet, shower, technical/storage areas, etc.) * Strong focus on natural lighting so daylight reaches the entire space as much as possible * Anti-humidity solutions and proper ventilation are very important * Centralized air conditioning system * Premium marble flooring * High-end materials only (wood, marble, glass, aluminum, acoustic solutions, lighting, etc.) * Modern European aesthetic with compatible colors between both concepts * The two businesses should feel connected visually while still maintaining their own identity * Optimized circulation and intelligent space planning * Elegant lighting design (natural + artificial) * Sound insulation between both spaces is a plus Very important: I want durable, long-lasting, and high-quality materials. I do not want fragile or low-quality installations that require constant repairs or maintenance. Everything must be designed for long-term professional use. * Scratch-resistant and impact-resistant materials * Strong, premium-quality finishes * Tempered / safety glass preferred * High-quality plumbing and electrical installations with clean technical execution * Reliable infrastructure and professional detailing * Easy-to-maintain but luxury materials Critical safety requirement: Fire protection system The entire project must include a professional fire safety system, including: * Smoke and heat detection system * Automatic fire alarm system connected across the entire space * Fire extinguishing system (sprinklers or equivalent depending on regulations) * Emergency water discharge system (if required by safety code) * Clearly defined emergency exits and evacuation routes * Fire-resistant materials where necessary * Full compliance with commercial safety standards to ensure rapid response in case of fire Security & Anti-Theft System (VERY IMPORTANT) All main entry doors must be anti-theft / anti-intrusion (antivol) secured doors, including: * Reinforced steel or armored door system for main entrances * Multi-point locking systems * Anti-drill, anti-bump, anti-cut protection * Secure frames anchored into structural walls * Access control system (keys/cards/code depending on design) * Optional CCTV integration covering all entry points * Alarm system connected to all main doors and sensitive zones * Discreet but high-security design (must remain elegant and premium, not industrial looking) For the real estate agency side, I want: * A luxury and professional atmosphere * Minimalist premium reception area * Modern meeting/work spaces * A strong “trust & luxury” feeling similar to premium European agencies * Minimum 3 private offices * Dedicated archive/storage area for documents and contracts * 3 workstations for lead management / call-center style operations * A hidden built-in safe integrated discreetly into the design * Professional surveillance camera system * Space for printer and office equipment * Integrated digital wayfinding / smart display system for properties and city navigation For the cake design side, I want: * A luxurious boutique feeling, not a traditional bakery * Elegant display area * Warm and refined atmosphere * Dedicated space for: * Stove / cooking area * Oven * Freezer * Refrigerators * Premium presentation refrigerator/display fridge * Gas bottle storage with proper safety integration * Professional workstations * Storage / stock area * Dishwasher * Stand mixer / mixing machine * Sink with hot and cold water * Chairs and customer seating area * One private office (bureau) * Reception / waiting area with premium armchairs (canapé seating for clients) * An Instagrammable corner specially designed for professional cake photography and social media content * The main cake display/presentation counter must look extremely premium, clean, luxurious, eye-catching, and visually elegant I would like: * 2D space planning * 3D realistic renders * Material and lighting suggestions * Technical recommendations for humidity, ventilation, smell isolation * A premium final concept ready for execution The goal is to create a very high-end commercial space that looks unique, modern, and premium — not a standard local design. ⸻ PHASED EXECUTION / PLANNING REQUIREMENTS (IMPORTANT) I need the architect to provide a full execution roadmap (step-by-step planning from A to Z), not only design. PHASE 1 — Technical Study & Space Analysis * On-site measurement & verification of the 121m² space * Structural analysis (walls, pillars, plumbing points, electrical entry) * Study of ventilation paths (critical for odor and humidity control) * Natural light mapping and optimization strategy * Humidity risk analysis and prevention system PHASE 2 — Zoning & Concept Planning * Full zoning plan for both businesses * Clear separation strategy (smell, noise, privacy, circulation) * Shared areas definition (toilets, technical rooms, storage) * Customer flow vs staff flow separation * Confidential zones for the real estate agency PHASE 2.5 — DESIGN PROCESS & COLOR DIRECTION (VERY IMPORTANT) Before starting the architectural design, I expect the architect to explain exactly how the project will be developed from start to finish. I don't only want the final drawings—I also want to clearly understand the architect's design methodology and overall vision before moving forward. The architect should provide: * A clear explanation of the overall design strategy. * The architectural concept and vision for both businesses. * The reasoning behind the proposed layout and space planning. * The workflow that will be followed during the entire project. * The different project milestones from concept to final delivery. * Regular communication whenever important design decisions require my approval. This project is highly important to me, and I expect close collaboration throughout the design process. ### Color Palette & Design References The overall color palette is a key element of this project. I will provide reference images of commercial spaces that I like. These images are **only for inspiration** and must **not be copied directly**. Instead, the architect should analyze them and understand the atmosphere, luxury level, materials, and color harmony that I am looking for. The architect should: * Carefully study all reference images that I provide. * Recommend the most appropriate color palette for both businesses. * Explain why each proposed color and material has been selected. * Create a harmonious visual identity while allowing each business to maintain its own personality. * Suggest alternative premium color combinations whenever they improve the final result. * Maintain a timeless European luxury style instead of temporary design trends. The final color palette should enhance the customer experience, strengthen the identity of both businesses, and make the commercial space highly attractive both inside and outside. PHASE 3 — 2D ARCHITECTURAL LAYOUT * Full 2D layout with furniture placement * Functional workflow design for cake production * Agency layout including: * 3 private offices * 3 workstation call/lead center area * reception & waiting lounge * Storage, archive, IT and printer zones * Hidden safe integration plan PHASE 3.5 — ADMINISTRATIVE CADASTRAL PLANS (ESSENTIAL REQUIREMENT) For administrative approval purposes, the architect must prepare the drawings in a way that complies with the local cadastral authority requirements. Although the project is designed as one integrated 121m² commercial space, it must also be presented as two separate commercial units (Local A and Local B) for administrative documentation. The architect must provide: * One complete architectural plan showing the entire 121m² project. * One dedicated plan for Local A only. * One dedicated plan for Local B only. For each dedicated plan: * The selected commercial unit (Local A or Local B) must be shown normally with all architectural details. * The remaining part of the building (outside the selected unit) must be greyed out, hatched, or graphically marked as excluded from that drawing, exactly as required for administrative/cadastral submission. * The excluded area should remain visible only as a background reference without architectural detailing. * The drawings must clearly identify the limits of each commercial unit while demonstrating that both belong to the same overall property. These administrative plans are mandatory and must be prepared in a professional format suitable for official submission to the cadastral and municipal authorities. PHASE 4 — TECHNICAL INSTALLATIONS (VERY IMPORTANT) Detailed execution plans for: Plumbing (Eau) * Hot/cold water distribution * Drainage system * Sink placements * Leak prevention and maintenance access Electrical System * Full wiring plan * Dedicated circuits for heavy equipment * Lighting system layout * Hidden cable management HVAC & Ventilation * Centralized air conditioning system * Airflow separation between both businesses * Odor extraction system for cake production * Humidity control system Fire Protection System (ESSENTIAL ADDITION) * Smoke detection system (multi-zone) * Heat detection system * Automatic alarm network across entire space * Fire suppression system (sprinklers or equivalent per regulation) * Emergency water discharge / safety drainage if required * Fire-resistant materials in critical zones * Clearly marked evacuation routes and emergency exits * Full compliance with commercial fire safety standards Security & Anti-Theft System * All main entry doors must be anti-intrusion / antivol (reinforced security doors) * Multi-point locking systems (high resistance) * Anti-drill / anti-bump / anti-cut protection * Reinforced frames anchored into structural walls * Access control system (key/card/code) * Integrated alarm system on all entry points * CCTV coverage of entrances and sensitive areas * Discreet design (security must not affect luxury aesthetic) Construction Order (Execution Sequence) * Structural works * Walls & partitions * Ceiling systems (false ceiling for AC/lighting) * Flooring installation (premium marble) * Glass partitions & doors * Final finishes & furniture PHASE 5 — MATERIALS & PREMIUM FINISHES * Scratch-resistant, impact-resistant materials * Premium marble flooring (mandatory) * Tempered safety glass partitions * Anti-humidity wall treatments * Acoustic insulation between zones * High-end wood, aluminum, metal finishes * Durable long-term professional-grade materials only PHASE 6 — 3D DESIGN & VISUALIZATION * Photorealistic 3D renders * Lighting simulation (day/night) * Material visualization * Customer experience walkthrough PHASE 7 — EXECUTION & PROJECT MANAGEMENT * Step-by-step construction timeline * Contractor coordination plan * Quality control checkpoints * Final delivery inspection checklist * Maintenance guidance for long-term durability ⸻ ## EXTERIOR FACADE & STREET PRESENCE (VERY IMPORTANT) The exterior façade is a critical part of this project and must receive the same level of attention as the interior. The current exterior layout does not satisfy my expectations and must be completely rethought. The architect must optimize the entire façade, including: * Reconsider the distribution and positioning of the entrance doors to maximize functionality and visual balance. * Eliminate any unused or wasted exterior space. * Redesign the front entrance steps if a better architectural solution is possible. * Create a more elegant, welcoming, and premium entrance experience. * The façade should immediately attract the attention of pedestrians and passing traffic. * The colors, materials, lighting, signage, and architectural composition must make the project visually attractive from the street and immediately catch the attention of people walking along the pedestrian area. * The exterior design should reflect the premium positioning of both businesses and create a memorable first impression. * The architect is encouraged to propose better façade alternatives whenever they improve aesthetics, functionality, and commercial appeal. ## SHARED BUILDING INFRASTRUCTURE (ESSENTIAL) Since both businesses belong to the same commercial property, the architect should optimize and share technical systems whenever appropriate. Examples include: * Centralized air conditioning (HVAC) * Fire alarm and fire detection systems * CCTV surveillance system * Security alarm system * Internet and network infrastructure * Technical maintenance areas * Any additional shared infrastructure that improves efficiency while preserving the independence of both businesses. ## ARCHITECT SELECTION (VERY IMPORTANT) I am looking for a real architect who personally develops the project through professional architectural thinking, creativity, and experience. I am not looking for AI-generated floor plans or generic concepts. If I wanted an AI-generated design, I could easily create one myself. The value I am paying for is genuine architectural expertise, creativity, technical knowledge, and personalized design. The final project must be manually designed, carefully studied, and professionally developed specifically for this space. ## PROJECT DELIVERY TIME (HIGH PRIORITY) This project is a priority and I would like work to begin as soon as possible. I am not looking for unnecessarily long delivery times such as several weeks or months unless technically justified. Please clearly indicate: * When you can start. * Your estimated delivery schedule. * Your project milestones. * Your communication availability throughout the project. Architects who can deliver high-quality work within a shorter timeframe will be preferred.
