MEP Engineer (Mechanical, Electrical & Plumbing)

MEP Engineer (Mechanical, Electrical & Plumbing) – Luxury Custom Home (Approx. 9,500 SF) Project Overview We are building a modern luxury custom home in Texas of approximately 9,500 square feet and are looking for an experienced MEP Engineer (or MEP engineering firm) to design the complete Mechanical, Electrical, and Plumbing systems for the residence. The goal is to produce a comprehensive, construction-ready MEP drawing package that coordinates with our architectural and structural plans. Experience designing high-end custom homes is strongly preferred. Scope of Work Electrical Design Design the complete electrical system for the residence, including but not limited to: Complete power distribution Main electrical service sizing Panel schedules Subpanels Circuit layouts Receptacle locations throughout the home Dedicated appliance circuits GFCI/AFCI protection Ceiling fan locations Interior lighting layout Exterior lighting layout Landscape lighting Gate lighting Driveway lighting Security camera locations and power requirements Doorbell and smart door hardware wiring Garage power requirements EV charger locations Generator transfer switch (if recommended) Future generator readiness Surge protection recommendations Smoke and CO detector locations Low-voltage conduit recommendations Network/Internet equipment locations Wi-Fi access point locations TV locations Speaker prewire locations (if applicable) Holiday lighting outlets Christmas lighting switch locations Attic outlets Mechanical room power Exterior receptacles Patio outlets Outdoor kitchen electrical Pool equipment electrical (future-ready if applicable) Well electrical requirements Septic electrical requirements Irrigation controller power Exterior equipment disconnects HVAC (Mechanical) Design a complete HVAC system including: Manual J load calculations Equipment sizing Number of HVAC systems required Recommended tonnage for each unit Air handler locations Condenser locations Duct layout Supply registers Return air layout Ventilation requirements Bathroom exhaust Kitchen exhaust coordination Fresh air requirements Dehumidification recommendations Ceiling height considerations Energy efficiency recommendations Zoning recommendations Equipment specifications Plumbing Design Complete plumbing design including: Water supply layout Drain/Waste/Vent (DWV) layout Fixture locations Water heater sizing and recommendations Tank vs. tankless recommendations Hot water recirculation system Hose bib locations Exterior plumbing Garage utility sink Laundry plumbing Kitchen plumbing Outdoor kitchen plumbing Ice maker supply Refrigerator water supply Water filtration system connections Water softener rough-in Future pool plumbing considerations (if applicable) Well connection coordination Septic connection coordination Deliverables The completed package should include: Complete MEP construction drawings Electrical plans Lighting plans Panel schedules Circuit schedules HVAC plans Duct layouts Mechanical schedules Plumbing plans Equipment schedules Load calculations HVAC sizing calculations Notes and specifications Coordination with architectural plans PDF set Native CAD/Revit files (AutoCAD or Revit preferred) Preferred Qualifications Licensed Professional Engineer (PE) preferred Experience designing luxury custom homes (5,000–15,000 SF) Experience with Texas residential projects Strong understanding of current IRC, NEC, IMC, IPC, and local code requirements Experience coordinating with architects and structural engineers Ability to communicate in English Ability to make revisions based on plan updates To Apply Please include: Examples of luxury residential MEP projects you've completed Whether you are licensed (PE) and in which state(s) Software you use (AutoCAD, Revit, etc.) Estimated timeline Fixed-price quote for the complete MEP package Number of revisions included Confirmation that you can provide construction-ready drawings We are looking for a long-term engineering partner as we intend to build additional luxury homes after this project.
