MEPF Design-Build Team Needed – DTA 200A PM ARC Renovation (Architectural + MEP/FP)

We're seeking an experienced design-build team (or qualified individual firm/consultant) to provide full architectural and MEPF (Mechanical, Electrical, Plumbing, Fire Protection) design This is an office/open-office renovation requiring existing condition review, field verification, and coordinated multi-discipline design deliverables. Fire protection design must be sealed by a Michigan-registered PE where required by the RFP. Architectural Scope: Existing-condition review and field verification Demolition plans and new office/open-office layouts Gypsum-board partitions and aluminum storefront systems (where indicated) Ceiling plans, reflected ceiling plans, and finishes Wall penetrations, wall sections/details, and fire-rated construction Door and hardware coordination Room finish schedules and signage Accessibility/code coordination Coordination of architectural layouts with all MEP/FP systems Mechanical/HVAC Scope: VRF system design, ductwork, diffusers/grilles, exhaust fans Condensate systems, controls, and insulation Coordinated HVAC plans, equipment layouts, piping/duct routing Details, schedules, control diagrams, sequences of operation Load calculations: heating/cooling, ventilation, equipment sizing, airflow, static pressure, refrigerant/pipe sizing Plumbing Scope: Demolition plans and new condensate piping routing Connection details and drainage coordination Pipe sizing, design analysis, and specifications Coordination with HVAC and architectural systems Electrical Scope: Modifications to existing lighting, controls, receptacles, telecom/AV, fire alarm New lighting, emergency lighting, receptacles, HVAC/VRF power connections Panel/circuit modifications and electrical distribution Fully functional, coordinated electrical system per RFP requirements Fire Protection Scope (Michigan-registered PE required where applicable): Sprinkler layout modifications and additional piping/heads for new office/conference layouts (including protection above bottom chord of truss) Fire alarm modifications and fire detection Mass notification coordination Fire alarm/HVAC shutdown interfaces Life-safety and egress plans Fire-rated construction coordination Hydraulic calculations where applicable Fire protection design analysis Division 21 and applicable Division 28 specifications Requirements: Proven experience with design-build MEPF projects, ideally office/commercial renovations Licensed/registered professionals for stamped deliverables (PE required for Fire Protection in Michigan) Proficiency in Revit, AutoCAD, and relevant MEP design/calculation software Ability to produce fully coordinated, RFP-compliant construction documents Strong communication and ability to coordinate across disciplines (architectural, mechanical, electrical, plumbing, fire protection) To Apply, Please Share: Relevant past project experience (similar scope/scale) Licensure/registration details (state, discipline) Proposed team structure if multi-discipline Estimated timeline and rate structure
