We’re a property management company serving the greater Bay Area, managing single-family homes, multifamily, and apartment properties today. Our service area runs from Fremont to Modesto, up through Sacramento, out to Grass Valley, and back through Contra Costa, Stockton/Tracy, and Benicia. Our goal: double the company in 2-3 years, with a longer-term target of 2,000–3,000 doors within 5 years. Marketing is central to that plan — specifically, making us genuinely discoverable to property owners searching for a manager online, and generating a steady, proven pipeline of owners who want to hand off management of their residential, multifamily, or apartment properties to us. We care more about a repeatable pipeline that reliably converts to signed owner clients than about raw lead volume. We want this to run with minimal oversight from us. We’re looking for someone (or a small team you manage) who can own strategy and execution autonomously — we’ll review results monthly against clear numbers, not manage day-to-day tasks. We’re looking for someone to own our digital marketing end-to-end: • Website: ongoing updates, SEO, landing pages for owner lead capture • Google: Google Business Profile management, Google Ads (search campaigns targeting owner searches like “property management company near me”), local SEO • Facebook/Instagram: organic posting + paid ads, brand consistency • Yelp: profile management, review generation strategy • Blog/content: regular posts that build authority with property owners (not renters) — think “how to choose a property manager,” “how much does professional management save you,” market updates for our specific counties • Referral partner outreach: a direct outreach strategy and materials (email sequences, one-pagers, LinkedIn outreach) targeting accountants, estate attorneys, trustees, and real estate agents/brokers — professionals who regularly refer property owners needing management. This is a B2B relationship-building channel alongside the digital work, not just another social platform. • Brand consistency: a unified voice and visual identity across every channel This role is about owner acquisition and discoverability, not tenant marketing Our audience is property owners deciding whether to self-manage or hire a professional manager — often skeptical, ROI-focused, and comparing us to competitors — across residential, multifamily, and apartment properties. Content and ad strategy should speak to trust, track record, and financial upside, not “cute apartment for rent” messaging. We also want a referral-partner channel running alongside the digital work: accountants, estate/trust attorneys, and real estate professionals are natural referral sources for owners who need management (e.g., an inherited property, an out-of-state landlord, a broker’s client who doesn’t want to self-manage). Experience with B2B or high-consideration local-service marketing (real estate, property management, home services, financial/legal services) and light professional-referral outreach is far more relevant than general social media management experience. What we need from you • A content and campaign calendar tied to our expansion counties (Contra Costa, Alameda, San Joaquin, Sacramento, Nevada County, Solano) • Google Ads campaigns that generate qualified owner leads, not just clicks • Monthly reporting tied to actual business metrics: leads generated, cost per lead, and (working with our sales team) leads converted to signed doors • A content strategy that speaks to both our SFH owner audience and our multifamily/apartment owner audience — these two groups have different concerns and need distinct messaging tracks • A basic plan for warming up relationships with referral partners (accountants, attorneys, trustees, real estate agents) — doesn’t need to be elaborate, but should go beyond “we’ll cold email them” Ideal experience • 3+ years running marketing for a local service business, ideally property management, real estate, or a similar trust-based B2B service • Comfortable working autonomously with monthly reporting, not weekly check-ins — you should be confident enough in your process to run it without close direction • Proven experience managing paid Google and Meta ad budgets with measurable ROI (please share real numbers, not vanity metrics) • Strong writing skills — you’ll be creating blog content, ad copy, and owner-facing messaging • Familiarity with local SEO and Google Business Profile optimization • Bonus: experience marketing to real estate investors or landlords specifically • Bonus: experience running B2B referral-partner outreach (email/LinkedIn campaigns to professionals like attorneys, accountants, or agents) Our target 30 signed owner clients (doors) attributable to marketing in the first year, across residential, multifamily, and apartment properties. We’re open to how you structure the work to hit that — some of your compensation can be tied to results if you’re open to that structure (e.g., a lower monthly base plus a bonus per signed client).
