Mechanical & Plumbing CAD Drafter Needed | Permit‑Ready Plans | Ongoing Work with PE

Job Description I am a Licensed Mechanical Engineer (PE) seeking a reliable, detail‑oriented CAD drafter to support ongoing Mechanical and Plumbing (M&P) projects. This is a long‑term partnership for drafting permit‑ready drawings that comply with local AHJ requirements. Projects include ADUs, garage conversions, small residential remodels, and light commercial TI work. You will draft the plans; I will review, correct, and stamp them. Scope of Work You will be responsible for preparing clean, professional, permit‑ready drawings: Mechanical Plans (M‑Sheets) HVAC equipment layout Duct design (Manual D/S) Ventilation & exhaust Mechanical notes & schedules Title 24 mechanical inputs (when applicable) Plumbing Plans (P‑Sheets) Hot/cold water supply layout Drain‑Waste‑Vent (DWV) layout Gas line sizing & layout Plumbing fixture calculations Isometric diagrams (DWV & gas) General Drafting Requirements AutoCAD (preferred) or similar Clean, professional title blocks Layering standards Revision tracking Ability to follow California codes (IMC, UPC, local amendments) What I Provide Markups, sketches, and design intent Equipment selections Code requirements AHJ comments and corrections Final PE review and stamping Ideal Candidate Strong experience drafting Mechanical & Plumbing plans Familiar with California AHJ requirements (LA County, OC, Bay Area, etc.) Comfortable with ADU‑level residential projects Able to produce permit‑ready PDF + DWG Communicates clearly and delivers on time Long‑term availability for recurring projects Deliverables Full plan set (PDF + DWG) Mechanical sheets (M1, M2, etc.) Plumbing sheets (P1, P2, etc.) Equipment schedules Notes, legends, and details Revisions based on AHJ comments Budget & Engagement Hourly or fixed‑fee per project Consistent monthly workload Long‑term collaboration with a PE
