📌 Scope of Work PHASE 1 — DESIGN PHASE Objective: Establish the optimal building footprint, massing, and unit yield. Deliverables: Review of existing property survey, redevelopment plan, and all municipal planning documents. Preparation of conceptual building footprints maximizing total unit yield and site efficiency. Development of initial floor layouts showing: Schematic unit sizes Unit types Core locations Overall building efficiency Coordination with owner for iterative review and refinement. PHASE 2 — SCHEMATIC DESIGN PHASE Objective: Convert approved concepts into a complete schematic architectural package. Deliverables: Refinement of conceptual layouts into a finalized schematic plan set. Development of exterior building elevations establishing: architectural style Materials Massing Façade articulation Creation of 3D digital models and renderings for visualization and investor/municipal presentations. Coordination with civil, MEP, and planning teams as required. PHASE 3 — PLANNING BOARD SUBMISSION PHASE Objective: Produce a complete architectural package for municipal approval. Deliverables: Preparation of the finalized architectural drawing package formatted for formal Planning Board submission. Provision of signed and sealed architectural drawings meeting all NJ municipal requirements. Coordination with the Planning Board, township planner, and redevelopment agency as needed. Revisions based on municipal comments (within reasonable scope). Required Qualifications Licensed Architect ( preferred; US‑based required for sealing). Minimum 10+ years experience in mixed‑use, multifamily, or podium‑style developments. Proven portfolio of large‑scale residential or mixed‑use projects. Proficiency in Revit, AutoCAD, SketchUp, or equivalent BIM tools. Ability to produce Planning Board–ready architectural drawing sets. Strong understanding of zoning, redevelopment plans, and municipal approval processes.
