Modify floor plan to open concept

**Residential Designer / Architect Needed - Conceptual Open Floor Plan Remodel for Existing Ranch Home** I am looking for an experienced residential designer, architect, or home design professional to develop conceptual floor plan options for an existing single-story brick ranch home. **Project Goal** The goal of this project is to determine whether the home can be converted into a more open and functional floor plan while keeping renovation costs reasonable. This is an early-stage feasibility and concept design project only. I am not seeking construction documents, permit drawings, or engineering services at this time. I am looking for practical, buildable, cost-conscious ideas rather than luxury renovations. **What I Will Provide** Existing floor plan Exterior photos of the home Additional measurements and photographs as needed **Important Constraints** The existing exterior walls must remain unchanged. No new windows or exterior doors should be added. Existing windows and exterior doors should not be relocated. The existing roofline should remain substantially unchanged. The focus should be on improving flow, openness, sightlines, storage, and overall functionality while working within the existing footprint of the home. I am open to relocating rooms within the existing footprint if doing so results in a significantly better layout. **Design Priorities** I would like the design process to explore opening up the kitchen, dining, and living areas to create a more modern and connected floor plan. A large pantry is highly desirable. A larger laundry room is also desirable, even if it needs to be located closer to the bedroom wing of the house. The kitchen may be relocated within the existing footprint if it results in a better overall design, including moving it to the front of the house if appropriate. Some square footage may be taken from the existing living areas if doing so creates a significantly better bedroom suite layout. The primary suite should be a major focus of the design. Large walk-in closets are highly desirable throughout the home. A very large walk-in closet for the primary bedroom, or separate walk-in closets for each spouse, would be preferred if practical within the existing footprint. The home currently has four bedrooms, but preserving the fourth bedroom is not a requirement. I would be interested in seeing concepts that retain four bedrooms as well as concepts that prioritize a more functional three-bedroom layout. In general, I am willing to trade some living area square footage in exchange for a better primary suite, larger closets, improved storage, a larger pantry, and a larger laundry room. **Deliverables** Review of the existing floor plan. Conceptual identification of likely load-bearing walls that may impact layout options. Two to three alternative floor plan concepts. Recommendations for improving traffic flow and sightlines. Recommendations for improving the distribution of natural light within the home. Recommendations for modernizing the floor plan while maintaining reasonable renovation costs. Annotated floor plans showing proposed changes and the reasoning behind major design decisions. For each concept, please provide a general assessment of renovation complexity and relative cost compared to the other options. **What I Am Not Looking For** Permit drawings. Construction documents. Structural engineering. Detailed electrical, plumbing, HVAC, or interior design plans. Interior decorating services. This project is intended to help determine whether a future renovation is worthwhile and what layout options may be available before moving into detailed design work. **Please Include in Your Proposal** Examples of similar remodel or renovation projects, particularly ranch-style homes or open-concept renovations.
