Multifamily Off-Market Lead Researcher — Distressed & Motivated Seller Property Lists Category: Lead Generation / Data Entry & Research Engagement: Ongoing, part-time (10–20 hrs/week to start), trial milestone first Experience level: Intermediate to Expert About Us We are a N. California focused private real estate investment firm acquiring 5–50 unit multifamily properties ($3M–$15M). We buy directly from owners. Your job is to build the prospect lists that feed our acquisitions pipeline. The Role You will research, compile, and skip-trace lists of multifamily properties (5–50 units) in our target counties that show one or more motivated-seller signals: Pre-foreclosure — Notice of Default (NOD) and Notice of Trustee Sale (NTS) filings from county recorder records Probate — recent probate filings in county superior courts where the estate includes multifamily property Vacancy distress — high vacancy indicators (USPS vacancy flags, utility shutoffs, boarded/registered vacant properties, low occupancy per data providers) Upcoming debt maturity — loans originated 2018–2022 approaching maturity or rate reset; loan origination date, lender, and approximate balance from recorded deeds of trust Tax delinquency — properties on county delinquent property tax rolls Code violations / municipal liens — open code enforcement cases or recorded city liens. Lis pendens — pending litigation affecting title (partnership disputes, divorce) Out-of-state owners — owners with mailing addresses outside California; highest priority when combined with 15+ year hold or any other signal on this list Absentee / long-term in-state owners — 50+ mile absentee owners, 15+ year hold periods, original purchase basis far below current value Failed listings — expired or withdrawn multifamily listings in the last 24 months Receivership / REO / lender-owned — court-appointed receiver filings and bank-owned multifamily in target counties Estate, divorce, and partnership dissolution — LLC dissolutions filed with the CA Secretary of State, divorce filings tied to multifamily title, partnership disputes Any other strategy that surfaces distressed or motivated sellers — insurance non-renewals, utility liens, eviction-related distress, failed 1031 exchanges, deferred-maintenance flags. If you have a proven sourcing method beyond this list, propose it; we pay the same per verified lead regardless of channel Deliverable A clean spreadsheet (Google Sheets or Excel), delivered weekly, with one row per property and the following columns: Required Skills & Tools Demonstrated experience generating real estate lead lists in the US (provide samples or describe past projects) Proficiency with at least one of: PropStream, PropertyRadar, Reonomy, BatchLeads, REISift, DataTree, or direct county recorder/assessor portals Skip tracing experience (BatchSkipTracing, IDI, TLO, or similar) with phone/email accuracy standards Ability to navigate California county recorder, assessor, superior court (probate), and code enforcement databases Familiarity with DNC scrubbing and basic TCPA compliance for outbound lists Strong English; precise, consistent data formatting Quality Standards Leads must be multifamily 5–50 units only — no SFRs, condos, or commercial No recycled or resold lists; all data verified against current county records Contact info accuracy target: 70%+ valid phone connect rate on sampled leads Deduplicated against a master list we will provide We audit samples from every batch; payment milestones are tied to verified accuracy Engagement Structure Trial milestone: 50 verified leads (mix of signal types) at a fixed price. If quality holds, we move to an ongoing weekly batch of 100–200 leads at a per-verified-lead rate or weekly retainer — your proposal should state your preferred structure and pricing for both.
