NYS Licensed Architect Needed for Code Determination Memos (NYC DOB) - Long Term Potential

We are an NYC-based filing and expediting firm (DOBGuard) handling a high volume of DOB, ECB, and HPD compliance cases. We are looking for a reliable, NYS Licensed Registered Architect to partner with us for ongoing code determination reviews and formal memos. We do not need you to draft full drawing sets. Our clients already have project architects. We specifically need a licensed professional to review existing conditions/proposals against the 2022 NYC Building Code and issue stamped, formal determination letters (e.g., clarifying when an Alt-2 is appropriate vs. an Alt-1 regarding changes in occupancy). Our Immediate Need: We have an active client project in the Bronx requiring a stamped Board-Facing Code Determination Memo. A co-op board's house architect is incorrectly demanding an Alt-1 for the removal of interior non-bearing partitions (converting a 2-bedroom to a studio for ADA/aging-in-place). We need you to review the provided drawings and draft a formal letter citing the specific NYC Building Code sections proving that this does not constitute a legal change in occupancy, and therefore an Alt-2 is the correct filing path. Requirements: Must be a licensed Registered Architect in New York State (Active). Deep, practical knowledge of the NYC Building Code and DOB NOW filing requirements. Ability to write clear, authoritative code determination letters to override building management/house architects. If this first memo goes smoothly, we have a steady stream of clients requiring similar code consulting, L2 correction sign-offs, and compliance memos. We are looking for a long-term, on-call partner.
