Owner’s Representative / Full-Cycle Real Estate Development Director

We are seeking an elite, full-cycle Real Estate Development Specialist / Owner's Representative to take the lead on a major adaptive reuse project (converting a school building into a high-revenue apartment complex) and oversee four additional land parcels. We are not looking for a standard project manager or an on-site supervisor. We need a strategic partner to own this project from inception to final construction handover. Scope of Work: Phase 1 (Inception & Market R&D): Conduct highest-and-best-use (HBU) analysis, run market feasibility studies, and determine the optimal unit mix to maximize rental yield and top-line revenue. Phase 2 (Pre-Development & Approvals): Manage the architectural design team, interface with zoning/planning boards, and navigate municipal channels to secure full drawing approvals. Phase 3 (Procurement & Bidding): Draft comprehensive Scopes of Work (SOW), aggressively vet general contractors and subcontractors, and negotiate construction contracts to protect the owner's equity. Phase 4 (Construction Management): Act as the absolute Owner’s Representative on-site. Manage the construction schedule, tightly control the budget, catch predatory change orders, and ensure flawless execution through final handover. Requirements: Proven track record in commercial-to-residential adaptive reuse projects. Deep understanding of pre-construction, municipal zoning, and entitlement processes. Mastery of Building Information Modeling (BIM) to prevent on-site mechanical/structural clashes. Exceptional negotiation skills with general contractors.
