Part-Time Commercial Property Manager (NNN Office/Flex) AppFolio Setup + Ongoing Collections Contract | Part-time (est. 10-15 hrs/week during onboarding, 5-8 hrs/week ongoing) | Remote (U.S. preferred, CST overlap required) About Us We are acquiring a multi-tenant commercial office/flex property in the Dallas metro area (closing within the next 30 to 45 days) and are bringing management in-house under our existing operation. We are looking for an experienced commercial property manager, on a part-time contract basis, to lead the commercial setup in AppFolio and then own ongoing billing and collections. Scope of Work Phase 1: Onboarding and AppFolio Setup Set up the property, units, and tenants in AppFolio, including lease abstraction from executed NNN leases Configure recurring charges: base rent, NNN/CAM estimates, property tax and insurance pass-throughs, and any lease-specific escalations Build the CAM reconciliation framework (expense pools, pro-rata shares, gross-up provisions where applicable) Review tenant estoppels and lease files against the rent roll to confirm charge accuracy at takeover Draft tenant welcome/transition letters with new payment instructions and portal setup Document SOPs for the commercial billing and collections workflow Phase 2: Ongoing (monthly) Monthly rent and NNN billing review, late fee application per lease terms Collections: monitor delinquencies, tenant outreach, payment plans, escalation recommendations Track lease-critical dates (renewals, escalations, option notices, insurance certificate expirations) Support annual CAM reconciliation and true-up billing Monthly reporting summary to ownership Requirements 3+ years of commercial property management experience, specifically with NNN leases and CAM reconciliations Hands-on AppFolio experience is required. Experience setting up commercial properties in AppFolio (not just residential) is strongly preferred Strong lease abstraction skills and comfort reading commercial lease language (escalations, pass-throughs, gross-up clauses) Experience with tenant collections and delinquency management in a commercial context Detail-oriented, organized, and able to work independently with weekly check-ins Availability during Central Time business hours for calls with our operations team Nice to Have Texas commercial property management experience Experience transitioning a property from a prior manager (takeover/onboarding) Familiarity with lender reporting requirements Accounting or bookkeeping background (charge coding, GL mapping in AppFolio) Engagement Details Contract, part-time, hourly. Expect heavier hours in the first 1 to 2 months during setup, tapering to a steady monthly cadence Potential for expanded scope as our commercial portfolio grows Start date: within the next 2 to 3 weeks so setup is ready ahead of closing
