We are a boutique short-term and mid-term rental management company on the Grand Strand (Myrtle Beach, North Myrtle Beach, Pawleys Island, Surfside, Murrells Inlet). We manage for net owner return — not vanity gross numbers. 70+ reviews, defined growth roadmap, paid GHL account already in place. We are not starting from scratch. We have the strategy. We need a senior GHL specialist to implement Phase 1 cleanly and end-to-end — no generic snapshot dumps, no Frankenstein builds. This is a fixed-fee, one-time engagement at $1,250 with strong Phase 2 retainer potential with additional funnel builds. What We're Building One funnel that turns Grand Strand property owners into booked discovery calls. Owner leads are our highest-value path (worth 10–50x a guest booking). It gets built first and built right. The offer is a free, manually prepared year-end revenue projection. The funnel's only job is to capture the lead and book the call. No auto-generated PDF — we build the estimate by hand before each call. Scope Two-page funnel Page 1: Opt-in with offer ("Free year-end revenue projection for your Grand Strand property"), net-return messaging, mobile-first, branded to us Page 2: Thank-you page with embedded discovery-call calendar — booking happens on the same screen as the opt-in Opt-in form — exactly these fields, nothing more: -Full name, email, phone -Property address -Property type (condo / single-family / townhome / other) -Number of bedrooms or units -Currently rented? If yes, where (Airbnb / VRBO / long-term / self-managed) Every extra field costs conversions. We gather the rest on the call. Calendar -Discovery-call calendar synced to Google Calendar -Buffers, availability windows, confirmation + reminder cascade Speed-to-lead automation -Instant SMS + email on opt-in (target: sub-5-minute, ideally instant) -Warm, personal tone — sets up the call, not a blast Internal booked-call alert (non-negotiable) -When a discovery call is booked: internal notification/task fires to our team with all captured property details attached -This is how we know to build the manual estimate before the call Owner Leads pipeline -Stages: New Lead → Contacted → Call Booked → Call Completed → Proposal Sent → Won / Lost -Custom fields mapped to form data -Lead-source tracking on every contact Owner nurture sequence -4–5 touches over ~2 weeks for leads who opt in but don't book -SMS + email mix: market data, one case study, social proof, soft re-invite -Auto-pauses on booking or reply Loom walkthrough -Full walkthrough of how the funnel, calendar, automations, alert, and pipeline connect -We need to be able to operate and troubleshoot this ourselves Deliverables Checklist -Live, mobile-optimized two-page owner funnel -Working discovery-call calendar (Google-synced) with reminders -Speed-to-lead SMS + email on opt-in -Internal booked-call alert with property details attached -Owner Leads pipeline with stages, custom fields, lead-source tracking -4–5 touch owner nurture sequence (auto-pauses on booking/reply) -Loom walkthrough of the full system Acceptance Criteria -Test opt-in creates a contact in the Owner Leads pipeline with all fields populated -Test opt-in triggers SMS + email within the response window -Booking a test call moves the contact to "Call Booked" and fires the internal alert with property details -Nurture sequence sends correctly and stops on booking or reply Out of Scope — Do Not Build Auto-generated proposal/PDF, guest direct-booking funnel, realtor partner drip, past-guest owner-detection workflow, Voice AI callback, Reviews AI, A2P 10DLC registration, full domain authentication (SPF/DKIM/DMARC). Note on SMS: items 4, 5, and 7 assume our sending is already functional. If A2P or domain setup is required for SMS to work, flag it before starting — we'll decide whether to add it to scope. Integrations — Leave As-Is PriceLabs (our pricing source) and directbyhost.com (our guest booking engine) are not to be touched.
